Hi everyone!
I'm excited to join the BiggerPockets community and connect with people who are passionate about real estate investing.
I'm currently learning about the Virginia real estate market, particularly investment properties and how investors evaluate potential deals. I'm interested in connecting with experienced investors, cash buyers, and other members of the community who are active in Virginia.
I'm especially interested in learning how investors analyze properties, evaluate numbers, build reliable networks, and identify opportunities that make sense for everyone involved.
I'm looking forward to learning from this community, sharing ideas, and building meaningful professional connections.
If you're investing in Virginia, I'd love to connect and learn more about your experience!
Welcome to BiggerPockets, Eko! Virginia has some fantastic micro-markets right now, especially as inventory shifts.
When analyzing deals as a wholesaler, keep a close eye on leverage costs, investors are running tight calculations on their debt service and rehab margins today.
If your numbers leave room for healthy margins after debt, cash buyers will line up.

Looking forward to meeting everyone. 馃槉
Welcome to BiggerPockets @Eko Era! Since you're learning how to evaluate investment properties, one thing I'd recommend is looking beyond the numbers to understand what you're actually buying. A property might look like a good investment based on the price and potential returns, but the contract, title, existing leases, or other property issues can change how you look at the deal.
I'm a real estate attorney, broker, and investor based in Maryland, and I've worked with investors where a property looked promising at first, but questions came up once we started reviewing the documents. That's why I always encourage newer investors to pay attention to the legal side of a transaction while they're learning how to analyze deals.
It's great to see you getting involved in real estate here in the DMV area, @Eko Era! Maryland, DC, and Virginia are all part of the real estate community I enjoy connecting with, so it's always nice to meet others who are learning and investing in the region. Happy to stay connected!
@Eko Era Welcome to the community! 馃槉 If you ever need lending help for your investment deals in Virginia, feel free to reach out. Happy to connect and explore how I can help!
Welcome to BP! Are you focused on a specific part of Virginia (like Richmond or Hampton Roads) or the whole state? Its a pretty big market with a lot of variation, theres a lot of value in picking one area and getting to know the numbers there really well first.
Welcome, Eko. When you connect with experienced buyers, ask them to walk through a property they passed on as well as one they bought. Hearing how they spotted an awkward layout, an unclear repair scope or a management problem can be just as useful as seeing the finished deal. It gives you better questions to bring to your next property walk-through.
Thank you for the advice! That's a really helpful perspective. I'll definitely keep that in mind when connecting with experienced investors and learning how they evaluate deals.
Hey Eko, glad you posted! Virginia has some great pockets, and North Carolina markets like Charlotte often get compared with Northern Virginia and Richmond for cash flow. I鈥檓 in the Charlotte area. What property type are you leaning toward first?
Thank you! I'm mainly focusing on single-family homes for now since I'm still learning how to evaluate deals and understand what investors are looking for.

@Eko Era Welcome! Best advice I can give a new wholesaler is to do right by the sellers. Be upfront, know your numbers, and always treat people right, it'll be good for business. Only send buyers deals that actually work, and that's how you build a buyers list that keeps coming back. I'd also highly suggest getting licensed. Wholesaling won't fix every scenario, and with a license you can take advantage of the opportunities you'd otherwise have to give away. BP is a huge resource, so dive in. Best of luck!
Hey, welcome to the BiggerPockets community! What are your goals in real estate? What are you looking to do? There are obviously a lot of different avenues to choose from. Is there a certain asset class that interests you the most?
