Flood AE Zone

Flood AE Zone

I am a brand new buyer seeking my first home.
I am seeing a lot of cheap options in Keansburg, which I assume is because of the flood zone… is it worth it to buy a home that has such a high flood risk, or should I keep waiting/hoping to find someplace in Red Brick or more inland?
Just curious for people’s thoughts. Jean

The answer is, it depends. If you are getting it for a good price, and depending on location and risk of a flood, that will weigh into many factors. Also need to evaluate what the annual insurance is on the property to get a better understanding of the overall cost of owning the property. I have owned properties in a flood zone, and I've never had issues, but I also know people who have and have had serious issues.

@Jean flood zone pricing can look like a bargain until insurance and the next storm hit. I'm in the Houston area, and we've learned the FEMA map isn't the whole story — history and elevation matter as much as the letter on the map. Before you buy in AE, get a real flood quote (not a guess) and underwrite the payment with that premium locked in. If the inland option costs more up front but the all-in monthly is lower and less stressful, that often wins.
