For less active income (some would refer to as "passive income"), without a job, you're going to need to get a dscr loan but you'll also need to have a balance sheet to take the property down meaning you're probably going to need to partner.I would also try to see if you can improve your health issues before you start this new venture.

Then taking them out to lunch and present the deal you did to them and ask them for feedback in what went wrong and if they would have done the deal or done something different with the deal.I would venture to say that right now the market is chewing up a lot of novice investors leaving room for the more savvy and experienced investors to make the money.
