An LLC is usually for liability/asset protection, not a tax requirement, and transferring title can trigger lender/insurance and program-payment considerations.

That will drive loan program options along with the type of loan and the condition of the property.

If you or anyone here can put close to $500 down and give me a certain percentage on a couple of deals you do I could give you access to the whole program.
