Why BRRRR Deals Are Getting Stuck at the Refi Stage Right Now

Something I'm seeing more of lately with BRRRR investors isn't deal flow — it's refinance friction.

The buy and rehab go fine.
The numbers look solid.
Then the refi doesn’t come back the way people expected.

And the reason usually isn’t the property.

It’s tighter underwriting.

Lenders are looking harder at:

  • Insurance costs
  • Real, stabilized rents (not pro forma)
  • DSCR margins after refi
  • Clean documentation of rehab expenses

A year or two ago, some of this slid by.
In early 2026, it doesn’t.

The BRRRR investors who are still moving smoothly are adjusting early — padding their numbers, documenting everything, and assuming more conservative refi terms from the start.

BRRRR still works.
But it’s less forgiving if you’re cutting things close.

Some investors aren't aware of seasoning requirements or how the waiting period is between the last transaction (purchase or refinance) and the new refinance. There are more options as an investor gets to the six month mark between when the last transaction closed and the new one closes. There are options at less than the six month mark but there just less programs so there will be less good options to choose from. 

Lenders will do a DSCR cash out refinance on a vacant property and down to a DSCR 1 ratio depending on the program. Important to keep in mind that generally there are different program guidelines for 1-4 units versus 5-8 units. Condos are treated differently depending on if it's warrantable or nonwarrantable.

It's helpful to work with a mortgage broker as these programs are not advertised directly to the public the way conventional loan programs and mortgage brokers can help investors save money on rates, fees and help find solutions that maximize cash flow and profit.
