You can get a PM platform with Accounting Module and just group them as properties/portfolio. 

I also have 2 units in a concrete building. the only changes i had to do, change the smoke alarms from battery to powered and networked and an emergency light on stairs for units more than 1 story.

As far as a checklist, make sure the home is safe, locks work, smoke detectors are not expired and with new batteries, no safety hazards that may cause or open you up to liability.

There are high level video training modules but they do not provide the level of detail needed to carry out this higher risk technique of buying homes, especially for newer investors.

Another thought too, with multiple properties, if you use QuickBooks Online Plus version, you can use the class code feature/module to track income & expenses by property.Hope this helps!
