Figuring out what to do with ungrounded outlets and other old house electrical deficiencies are problems I struggle with.

If you think it's too good to be true and you keep looking for the deficiencies and "gotchas" to show up somewhere, then don't bother, you'll probably find it somewhere...

On commercial non owner occ loans the lender does not have to take the Dil and can foreclose and get a deficiency judgement against the borrower. 

That is biting off a big chunk right out of the gate especially with known property deficiencies.
