After many many years reading BP posts, I can tell from an OP initial post if they’re going to be hostile, unreceptive, unappreciative, paranoid, attacking, degrading, and disrespectful to anyone “criticizing” or disagreeing or providing an opinion they don’t like.  

I didn't go to anyone's profile and start making personal attacks.

@Ryan Murdock states that he acknowledges erring in his personal attack and then inexplicably continues his personal attacks next paragraph.

Next time, please don’t attack me on this forum for having an opinion.

Given your mix, I’d keep the 2.9% LTR leveraged and redirect extra cash to build 6–12 months of reserves across all properties, then attack the highest-rate, highest-payment risk next, which is usually the primary; the STR stays if it’s reliably cash flowing after reserves and stress tests.

So here would be my plan of attack:- is there a valid ground at the j-box?  

I was told this helps the enzymes stay alive and lets it "attack" the urine better because it doesn't dry out as fast.
