"BiggerPockets along with Foreclosure.com have compiled over 1 million distressed assets — all in one place.

This is relatively new, so data is still being compiled, but from some of the reports I've seen, the cost of the conversion and/or adding an ADU is more than the new appraised value with multiple units on it.

Most of them compile these wide ranges, then give an average high and low, then leave it up to you to work with those numbers.They make the REI think they might get the high one, and figure the average is the low, not realizing why these numbers are what they are.
