What did your real estate agent have to offer?

Hi everyone! I'm new to the game and just became licensed. I've been listening to Bigger Pockets for a while now so I know that this is probably my best place to get straightforward & legitimate advice from experienced investors.

I'm trying to build a real estate career down a couple of avenues; I have one rental property and I just closed on my first deal to purchase my primary residence as my own real estate agent. So my question is, as a real estate agent that's trying to become the best I can be, what are the best things I could do to stand out and be the agent that homebuyers/investors want to work with? What is that one 'thing' that a lot of these other real estate agents just aren't doing that would bring my stock and usefulness up?

I'd love to hear any experiences or examples of what made a real estate agent you used a bit better than the rest.

The biggest gripe I see is agents lack communication. They don't get back to you or with the other agent. Many agents are also lazy agents. They don't want to do the boring work or put in the reps to close a deal. If you hustle and are responsive you will get off the ground. If you are wanting to niche with investors then focus on finding deals (on or off market) and having contacts for investors (property managers, contractor, lender, etc). There's many more to add but that's a few things
