PadSplit helps a ton, but it’s not set-and-forget.What really made it work for him was just… committing to it.

Check histories to find the trajectory they are on before committing. 

After reviewing what we said in writing didn't match the contract they committed us to, they sometimes split the lawn mowing cost, but we were still out the rest. 6 months before the 18 month lease was up, we asked if the PM discussed a renewal with the tenants to get ahead of things.

They may have visited the property and found deteriorating conditions, T-lock style roof that isn't made anymore and can't be repaired, or something else that didn't match up with the original description when insurace was placed.
