I suspect it will be consistent with my claim that the return is marginal.As I indicated before, BP has a calculator that can help if you are not good at spreadsheets (I am pretty good at spreadsheets but still use the BP Calculator)   If I interpreted the rent incorrectly such that rent is $3600 that would be outstanding for you and it would be a good cash flow property.Good luck

This number is indicated on Form 1098 issued by lender.Depreciation = the physical structure portion of the property can depreciate over 27.5 years.

They left tons of stuff (damaged / broken) for me to clean with tags on this stuff labeled "stays here" (broken computers, mattresses, box springs, an old broken dryer, etc) - indicating intentional.If I had an actual security deposit - I at least would have been able to cover some of the damages / unpaid rent.

I would think there would be tons of people who would be looking for passive $ …without shelling out $20K … I know we have a large group of women in CA & several have indicated they want to do wholesaling and flipping and we will be looking for private lenders or silent partners for deals … the FB Group is SoCal women’s real estate investment team

If I ever did get a ground I would indicate GFCI protection was to code when the 3 prong outlets were added.Good luck

Listing on the MLS for sure captures the eye of every single person if that MLS syndicates to the big websites (Zillow, Redfin, Homes, Realtor.com), but price and condition are the biggest indicators of where/when the house will sell.
