Filing a complaint against an agent
Today I filed a complaint against an agent with the ombudsman process in Connecticut. Does anyone know if agents typically get their hands slapped and nothing more for their first offense and the obligations of a broker to make things right?

There is no legal requirement to include a hubbard clause. If its not there and buyer intends to sell their home first it just results in the buyer either closes regardless or defaults and if they default the buyer will be liable to any damages listed in the contract, typically their earnest money.
