I was told by a prospective lender to assume 6% appreciation and 5% seller fee for my model - these numbers are far more optimistic than yours, perhaps misleading as you say.I agree that residential RE should whoop passive investing to be worth it, especially since I have a full time job as an engineer so time is precious.I will tune up the underwriting calculation with the categories and values you’ve mentioned, and look more into passive investing options, and compare the 2 to come to a decision.Thanks again for taking the time to provide advice to someone like me who is learning the ropes, I appreciate it.
