These people have spent a few weeks to many months trying to implement a strategy or tactic promoted by some guru, and having come to the realization that it’s not working, are making a “last ditch” effort to find out “how it works”. 

@Shawn McCormick  Most Orlando neighborhoods actually promote STR.  

Personally, I would take the promotional rate on the HELOC and use it to find another property that you could BRRRR and then eventually pay off the HELOC with the refinance from the BRRR.

.🤣 This is what club owners and promoters used to tell bands I was in way back in the day "Oh, there won't be any pay but the exposure will be spectacular!" 

However we don't have bandwidth to adequately promote it and despite the not great occupancy we are still generating a positive cash flow.

Local Real Estate Investors Associations (REIAs) or real estate clubs host regular meetings where wholesalers actively promote their deals.

In return we will make you a co-gp and the next time you go to raise money you can promote yourself as a GP of this large syndication.
