How to Market your unit

Congrats, I closed on my first house hack duplex. Currently, I'm prepping the rental unit- it doesn't require much work it seems. I'm curious to know how you all promote or market the unit to get tenants. I've posted in Zillow, so far, I have only one lead. At the same time, I've heard a lot of bad reviews about Zillow.

What would be the best approach to market the unit online and also conduct screenings. Also, at what point should I do the tours? Prescreening or post screening. I need all the answers I can get. Thank you

I've only used Zillow. It published to hot pads, trulia, and Zillow. You can do fb marketplace too. I'd see if there's local options.

Let's go! We've had most success on facebook marketplace and that's been the case for most of my house hack clients in Texas as well. Second to that has been Furnishedfinder.

I screen using Keycheck.

And use your best judgment on the tenant screening before or after a showing. It's likely safer to screen beforehand, but we have had way more lead flow when we allow showings before a screening. That said, we always align expectations on deposits, pet fees, terms, screening process, etc PRIOR to a tour - if they are still excited about the property at that point then we go ahead and meet.
