What you fail to consider is all the lost rents due to continually falling farther below market every year, PLUS the actual cost of a complete, major reno needed because windows have been leaking into the walls, the people smoked until the walls were yellow with nicotine, the appliances are shot, the plumbing fixtures are shot, the cabinets are trash, etc. etc.Of course, once you complete the reno, yes, you should get top market rent.
