The numerous pop-up windows load slowly, and ACH fees for outgoing payments are $1 each, which adds up quickly.It's particularly frustrating that I have to manually create and apply a bill for maintenance fees to each property every month.

Top Unit – $725/month, Bottom Unit – $650/month, other unknown but occupied by a tenant of 20 years..I'd want to change out the window units to mini splits (probably newer electrical lines), repaint outside and maybe add an outdoor living space.

What you fail to consider is all the lost rents due to continually falling farther below market every year, PLUS the actual cost of a complete, major reno needed because windows have been leaking into the walls, the people smoked until the walls were yellow with nicotine, the appliances are shot, the plumbing fixtures are shot, the cabinets are trash, etc. etc.Of course, once you complete the reno, yes, you should get top market rent.
