The function provided is limited, they provide labor and labor management.

They have given a standard and this is not a legal matter it is a functionality for the house that tenants look for in the property.

They do notes and turnkey rentals - are these tied together (meaning it’s one entity or the notes function the rentals?)

And depending on your day to day work schedule you may want that function hired out.

Do not buy any non-functional houses that are really funky, or something that is on a major street etc. in this market you will be stuck with it forever. 

If the home isn’t fully habitable or functional, or there are other glaring concerns, DSCR won’t work.

So  the request must be needed basically to perform the life function impaired by the disability.

The latest (a large management company) just quoted me $5460 to paint an 800 sw ft unit, $770 for an apartment that was just done and is great shape, $2600 on cleaning and $2,160 to replace a functioning water heater that’s 5 years old.  

A mini split is ideal, but even separate baseboard controls will keep tenants comfortable.I’d keep the rehab clean, durable, and functional.
