A lot of these gurus are making their money off social media and content creation more than actual investing.  

Long term wealth creation from real estate is starting from a healthy leveraged position in debt and positive cash flow from day one. 

Th problem is transferring to an LLC means that you have costs like transfer taxes, deed creation etc.

Call it liquidity creation, liquidity injection or whatever, all that is fancy talk of $-printing. 

The value creation came entirely from the entitlement and construction process.

If said guru also has a relationship with an LLC creation company that over-charges by thousands of dollars, then it’s obvious why they tell you that you need one!

The macro picture here is super solid: big population growth, tons of job creation (thanks to Intel, Amazon, Google, Microsoft, Honda, etc.), and really good infrastructure and school systems in a lot of the suburbs.
