@Chris Seveney, you and I are pros that explain the options to the people we work with and can see through the BS shell games.

After listening to one of Brandon Turner's interviews with Colin Boyd, I don't think we're targeting the right people...most of our friends/family/community members who are in our circles are Christians and while that's good that they are concerned with their financials, Colin said that (in a nut-shell) they may not be the best people to target as potential lenders. 

(I had to remove the link for this is paste, but you can find it this with a quick search)*****Count the number of loan mods out there, and the number of properties with missed payments, and the number of loans sold to hedge funds, the current unaffordability of houses and whatever other devices they have used to disguise the true situation and you have a problem.

We just closed multiple deals back to back while I was in Costa Rica a few weeks ago ....I did 99% of it on my mobile devices. 

I feel like a shell of my former self.

The house was a shell that the owner bought for very cheap, like 100k direct from seller. 

They setup a few devices that take air readings both inside and outside the home. 

And I was promised my funds in July if I applied 6 months prior which I did. just one excuse after another,playing shell games,while I spin in the wind.I

 I have no personal knowledge about either of these gentlemen but have been around the Paid for training for years and years.. both as student and invited Vendor to events.I think in a nut shell many of these give the student the push they need and the confidence they need to move forward.Although in the MFR realm this is not a Guru how to make money with no money..

In a nut shell do not buy a 4 bed, 3 bath home thinking later it would make a great rental property.........It won't and you will learn to hate real estate investing should you go that route.
