Thank you for the great post btw  When Figure did the virtual appraisal for me (completely driven by publicly available data, no human involved), they simply just added the ADU sqft to the main house's and gave me a number within minutes of application.

The plan is intentionally conservative, but I want to pressure-test the financing and execution before locking anything in.It’s a 31×110 lot (3,410 sq ft) The current concept is a two-story front duplex (two 2bd/2ba units ~1,150 sq ft each) with a rear 1bd/1ba ADU (~600 sq ft).

Not a PM but something I see working in my market are reciprocal referrals from related businesses: hard money lenders, real estate attorneys, general contractors, data/marketing vendors, etc.

Hey Gia, love this series idea breaking things down for new investors is hugeI'm also based in Columbus and focus on the deal sourcing side, specifically distressed property data (tax delinquent lists, absentee owners, etc).One thing I'd add for new investors working on their buy box: understanding WHERE motivated sellers are is just as important as knowing WHAT you're looking for.
