It’s one of the few cities where you can still buy in the $120–180K range, hit the 1% rule, and cash flow, plus the macro story is really strong—Intel’s $26B chip plant, Amazon, Google, Facebook, Honda, Microsoft, LG, etc. all growing here.

It has a tiny expense ratio and is currently yielding bascially risk free 4.21%.   

The home inspection came back with only a few "major" issues (plus a bunch of tiny ones as all inspections have) - the main ones were a couple of small leaks in the bathroom and kitchen plumbing, what appeared to be mold growth in the crawl space, cloth wiring on the electrical, and the water pressure was too high for the older pipes (1950's house) and some of the HVAC lines had some tears in them underneath the house.

When I say cabins, I am thinking tiny houses that will have two beds each.

I'm also not convinced that couples would really prefer a 1 bedroom over a 2 bedroom, they usually don't care unless the 1 bedroom is tiny or uncomfortable. 

For instance, the cost-seg for my client's tiny A-frame in the mountains outside of Colorado Springs, which cost right at $400,000, found just over $80,000 worked for bonus depreciation.

Multi-family 2-4 units are the way to go in most cases unless you have a niche market or niche property type like Modular or "Tiny Home" you can get in addition to a cost efficient lot or piece of land.I have over 19 years in the REI game and on the finance side of thing so if you need to pick someone's brain hit me up or send me an email.
