It’s a bit of a pain but in the long run I’m still getting paid by otherwise good tenants.

Another thing you can do is ask other landlords who they are using for property management and what are their pain points.

i think you mention that here as well.i was struck by you saying that you think you "can't" do a flip unless you partner - that to me just means you're not buying properties at a deep enough discount.and yes, finding subs for something specific can be a huge pain. 

I would actually be willing to reduce the interest for higher value ... 3 year term Risk tolerance is ok - I do Hard Money Lending so I have felt some pain over the years LOL .. 

Legal work doesn’t have to be painful, but your CPA and QI need to stay synced on how proceeds are tracked to preserve full deferral.It’s a great move if you want fewer headaches, more stable cash flow, and continued tax deferral.

Show people you understand real investor pain points things like seasoning requirements, delayed financing rules, or how to optimize loan stacking as portfolios grow.

Its a pain in the butt to get setup and ads get rejected all the time and its a headache.

You could literally just pay yourself out with the million or if you like the psychological idea of passive income, then you can achieve the same result with a dividend fund and receive a check every month but with way less work and less risk.
