Hello BP community!
I’m a mortgage loan officer just starting to focus on real estate investors, and I’ve been learning a ton about DSCR loans lately. From what I've seen, they seem like a solid option for folks doing BRRRR, short-term rentals, or building rental portfolios in California —> especially for those who've hit DTI limits or want to qualify based on property cash flow instead of personal income.
For those of you actively investing in CA (or elsewhere), what's been your experience with DSCR loans so far? What do you like or not like about them?
I’m also trying to figure out how I can best connect with and serve investors looking for financing like this —> whether that’s through education, deal analysis tools, or local networking. Since I’m just getting my feet wet in this niche, I’d love any input on what’s most valuable from the lender side when you’re looking for financing partners.
Appreciate any insights you’re willing to share —> excited to learn from those of you who’ve been in the game longer!
Welcome to the investor side of things great to see more lenders diving into DSCR!
From my experience, DSCR loans have opened the door for a lot of investors who otherwise wouldn't qualify conventionally, especially once they've maxed out their personal DTI or left their W-2 job. They're great tools for scaling, but there are definitely trade-offs. Rates and fees tend to be higher, and guidelines can vary quite a bit from lender to lender so flexibility and clear communication are key.
What I personally like is how they allow deals to stand on their own merit. If the property cash flows, you can usually make it work without having to show tax returns or jump through the same hoops as a conventional loan. For BRRRRs or short-term rentals, they can be a solid bridge between conventional and commercial lending. The thing I dislike about them is the pre-payment period. I have personally found that the longer the period the lower the rate and vise versa.
If you’re trying to connect with investors, the best way I’ve seen lenders stand out is by educating first. Show people you understand real investor pain points things like seasoning requirements, delayed financing rules, or how to optimize loan stacking as portfolios grow. Create simple examples that break down real numbers. Most investors value lenders who can think like investors, not just quote rates.
Keep showing up here, sharing knowledge, and answering real-world questions that’s the fastest way to build trust in this space.
DSCR loans are great - if you are originating them you will want to make sure you connect with a good aggregator as some are good and some are awful to deal with. Are you focused more on underwriting side or bringing in the deal flow ?

Appreciate your response Chris. I'm looking to bringing in deal flow. Really just to build business relationships with a few investors and agents, over serve, and remain reliable. I'm thinking about visiting open houses and handing out gift bags to real estate agents. Also, I'm going to start doing education videos.
