I do not charge an application fee until I am ready to offer the unit to an applicant assuming that there is no disqualifying info on the credit/background report which I do run even though I don't require good credit.

One final question, please: How do I verify / build controls around a builder's fee to ensure it's a true x%?  

Real estate is not my primary job, and I travel quite a bit, so having the piece of mind that I don't have to worry about the 2am call is absolutely worth the fee.

The issue is not delegation itself, but how that title is later used.Sponsors with the experience and capacity to syndicate 100-unit buildings can hire transaction specialists for capital raising, including both equity and debt placement, as well as asset or on-site management, all for a fee.

That can cause it to become Non-warrantable or they continue to raise HOA fees to reach their required reserve account budget requirements.  

A couple will not charge any extra fees EXCEPT $500 "ON BOARDING" fee.   

The best loan will typically be the conventional in terms of rate/fees/term but if you wanted the extra assurance of purchasing under an LLC you can still get a 30 year fixed on a 1-4 unit property with a DSCR loan.

As of Jan. 2026, they charge $997 setup fee and $67/month to use their software.
