If you are renting all three units, based on the numbers in your projections, the CAP and ROI are so low I don't think it makes a good investment.

He doesn't have a vast amount of knowledge but definitely more than us.We know a few things have gone wrong in his flips, therefore he can teach us the basic of Do's and Don'ts.My wife and I would like for him to team up with us by providing knowledge.He would not have to do the hands on but just guide us through the process step by step, we are willing to put in the work.What percent should I offer from my ROI?

Some are on the list but already got everything taken care of, others were very hostile and mean which wasn't a surprise because I'm sure they got a lot of calls and letters from investors, and others just didn't respond and were basically putting their heads in the sand.

I've viewed quite a few homes and, barring some distressed properties that are too big a project for me, only one has really piqued my interest and seems to have some decent numbers to back it up.Still, small price to pay in my mind for getting to live here.

The D grade is basically telling you that it is an old house in need of some TLC, beyond that, you wont find anything specific about that house in the county records.
