I agree with many things that you expressed:Being the project manager (GC) is a challenge, however if you have someone other than you in that spot, you MUST keep a watchful eye or you can get burned (ask me how I know).Flipping low end props has draw backs (neighborhood, cost/value restrictions on the level of rehab and still keep it profitable, rehab lenders aren't interested in small loans, and maybe even the unappreciative or qualified buyers).

While I believe the fundamentals are strong for these cities over the long-run, anything can happen in the short-run, and you may find that you get burned if you buy, for instance, here in Denver hoping for a quick pop.

Dollars getting into an ugly spot, biggest question coming up is stagflation or rampant inflation/recession cycle, either of which say asset asset assets so no way I am sitting sidelines watching dollars burn while pinging a ball around a lawn letting my brain go soft.

This center will be a major lifestyle shopping center (along the lines of The Grove and other outdoor malls throughout LA), and is being built on land that used to house shops that were burned out in the LA Riots in the 90’s.
