A lot of forum members are very knowledgeable in their respective fields related to real estate investing, whether that is real estate sales, wholesaling, flipping, rentals, lending, self-directed IRA and Solo 401k investing, or tax and legal guidance.

Any expert opinion is appreciated as we are not familiar with the city.

Gained knowledge about real estate market in El Paso and about long distance investing.

Poor due to having lost everything but having "rich" in the knowledge and network it would take to build it again. 

They give up quickly when you know the law.Get the help and advice from a knowledgeable attorney if you can't figure out a solution directly with the HOA.

And if you can't buy right now you might as well become the most knowledgeable about the area you want to invest in.

Well, I guess there's no better time than now to learn.1) You don't ask your Realtor about how to be a landlord, you ask a landlord how to be a landlord.2) The list you seek is one you have to compile yourself after reading books, researching NV tenant/landlord laws, reviewing other landlord's leases, watching videos, listening to podcasts, consulting with an attorney, hiring an accountant, and gathering all of the knowledge you can.3) The more you know, the easier your investing will be, and the more money you will make.

I recently found and joined the BP community and I am excited to further my REI knowledge along with my wife to start and grow our REI business we are planning on starting.

@Kay March I'm not an expert in VA financing, but I believe that they are allowed to get up to 100% financing with those types of mortgages.
