The current tenant is in a similar business to my business, but not a competitor, so I am reasonably certain that the tenant's financials are in good shape.

Furthermore, wholesaling can be done part-time, but just to set expectations, you're up against full-time competitors, especially here in the Atlanta market. 

Maybe there are similar competitors.  

I wish their was a good competitor to QB it seems like they own the market
