incredible idea, keep us updated, in general leasing a space is going to be the "lowest barrier" to entry, but with a space that large its going to be costly, but so is building a space and maintaining it. 

If they want a warmer softer floor, they can add areas rugs. 

Most of our properties are A or B spaces.  

Budget will depend on the size, specifically # of BRs, # of living spaces.

It is a very small industry and its best to get to know people in the space and network with them.

I’m evaluating a former car wash property in Metro Detroit:Just under 1 acre lot~4,000 sq ft building with multiple bays (9 ft clearance overhead doors)Zoned C4 “Multi Use Commercial”My concept is to convert it into multi-tenant flex space for auto-related businesses (detailing, tinting, wraps, light mods, etc.).I’d love to hear from anyone who has repurposed a car wash (or other single-use building) into something else.

They have held up very well and have built in recliners, but you could also get a sleeper sofa for more heads in beds.We bought rugs and other stuff at Lazy boy too.
