Bedroom space or "wow" master bath?

The space needs more textiles with all the hard shiney wood surfaces. 

Just got into the investment space in Charlotte, and I am looking to connect with people in the area in the real estate industry.

Do you think a single nurse or travelling professional would want to rent a 2brm furnished apartment on their own and pay a higher rent, or would they want to share the space and split the rent?

The worst we see out of them is usually a little mud on the entry rug, and we can live with that for a Mon-Fri booking, no problem.

This model intrigues me quite a bit. It works adjacent to the current realtor structure, without trying to reinvent the entire model. It appears they are only in Florida ...

Baseboards, couch cushions, above fridge, in cabinets, grout/caulk lines, rug maintenance, air filters, windows inside and out, dust the top corners of windows, corners of high places etc etc.  

They even joked years earlier about selling it that cheaply, and then actually did.Given the uniqueness of the property, the fact that it’s in a growing college town, and the general trajectory of land values here, we genuinely believe it’s worth significantly more than what we paid — even with the rugged terrain.So here’s what I’m wrestling with and would love your input on:• Do we just list it and wait for a very niche buyer (rock climber, outdoor enthusiast, adventure-type, etc.)?
