What’s Actually Working for Midweek Occupancy?

Question

For operators with 4–6 bedroom STRs:

What has been your highest ROI strategy for weekday occupancy?

Assuming:
• Weekends are strong
• Property sleeps 10+
• Located near business + event hubs

Have you found more success with:
A) Corporate housing outreach
B) Construction / project crews
C) Insurance placements
D) Content / day rentals
E) Something else entirely

Looking to commit to one lane for the next 30 days and test intentionally.

Would love to hear what’s actually moving the needle for you.

I am in vacation areas.

The only thing I can see to move the needle on weekdays is pricing.

I agree with what everyone else has said, pricing.  I think business travelers, especially blue-collar workers, are just looking for a place to put 'heads in beds' at a lower cost than a hotel.  I think if you're more affordable than booking separate hotel rooms, you'll get booked.  Usually, it's a manager-type who isn't staying at the property that's booking for their employees.  For us, they've been reliably good guests.  They get up early, leave, usually come back late, and go inside and go to sleep.  Rinse and repeat.  The worst we see out of them is usually a little mud on the entry rug, and we can live with that for a Mon-Fri booking, no problem.

Hey @Lauren Lockett, I do agree that pricing is one of the biggest levers but I'd like to add a few things:1.) Are you on multiple OTA's?  If not, you could explore as many as you can just to expand your reach.2.) Are you signed up with any corporate housing companies, such as Travlers Haven?  We thought long ago it would be nice to be connected with one, but then we realized we should continue to sign up with a few per week, just so they have our info.  We built it into our routine.  Not sure if you use a PMS, but most of those systems have a marketplace to get in front of more corporate housing companies.Hope this helps.

Right now Spring Training Baseball and Spring Break is moving the needle on my weekdays!

Other than that, as John said its pricing, and discount.  Offer a stronger 7+ day discount to encourage longer bookings that include weekday and discount the midweeks heavily.  You will need to be aware of where your competition is price wise and make sure you are more aggressive to get any demand that may exist mid week.
