Master Suite Flip - Bedroom Space vs Impressive Bath

Hey BP Flippers, esp. Cleveland/West Subs (Avon Lake, Lorain County area),Flipping a 1360 sqft 4BR/1BA bungalow. ARV 300K+ based on comps. Upstairs has two rooms (one slightly smaller), converting to master suite – one bedroom, one en-suite bath w/ walk-in shower, soaking tub, toilet, vanity, closet.

Working with an interior designer on layouts.

Dilemma: One room bigger than the other. Go with larger bedroom + tighter bath (still functional) 

OR 

spacious/impressive spa-like bath + slightly smaller bedroom (still fits king + nightstands)?For local flippers: At 300K+ ARV, young families/first-time buyers – which maximizes ARV/DOM? Bedroom space or "wow" master bath? (slab/no basement, master is key differentiator).
