The next few weeks look a little crazy, with 7 closings, mostly on the sell side. I need to plan and start another buying campaign. Also need a shovel ready deal in Austin, ASAP, to keep the crew busy. Looking hard.
Accomplished? Taxes and Christmas shopping, gosh, I gotta get busy too!
What about posting 700 times on BP, each post averaging 600 words? ; )
Jon, I do have other things to do besides BP, like the implementation of strategic planning to combat Ebola, assist the Kurds with tactical support against ISIL, advise NASA on how, at this point, to resupply the Space Station, all while I'm writing RE and note investing books to practically give away, then making sure my accountant gets all the information he needs and, to top it off, get ready for Christmas.......well, there's only so much I can accomplish, man, even for me! Considering all the interruptions from super models and beauty queens from the 60's calling me to go out, I don't know if I can post 600 more times before the ball drops!
As to the word count, please notice those are usually in the very early hours, 2 to 4 AM during my REM sleep periods, when I go into my RFM (rapid finger movement) sleep patterns I post more Plans are, to stay out later that should cause these sleep patterns to change a bit, so, all things considered, my word count should drop proportionately to the winter solar cycles, dating patterns and time changes. We'll see. :)
1. Closing 47 Units in Pittsburgh, Squirell Hill. Extremely excited had been negotiating this deal for over a year.
2. Hopefully my offer on a 48 unit 12 property portfolio in Pittsburgh, Shadyside - Squirrel Hill will be accepted.
3. Hopefully putting 145 apartments under contract in San Antonio, Texas

Play 46 gigs, quick trip to Oregon, quick trip to Wyoming, host Thanksgiving and Christmas....
oh, real estate, lol?
Finish up my real estate license course and take the test.
I'm also working on getting the limit on my Heloc raised so I can finish up the rehabs on the last seven units of the apartments I bought one year ago TODAY! Then I can look in to the big refi in early 2015.
You know, I was fine before I answered this post. Now I feel tired ;)
For the end of the year I'm basically getting things together for 2015 as mostly anything I acquire now will probably sell in 2015
1. Complete construction on 2 flips I bought yesterday and have them on market before thanksgiving if not then it gets moved to week after which would be worst case December 2nd.
2. Sell 2 completed rehabs that I have under contract, One buyer was supposed to close on the 30th Oct but asked for 2 week extension so both should be closed by end of November.
3. Buy 4 properties to flip that I have under contract - Various closing dates in November- they should all be purchased by Nov 28th- Title issues keep pushing some closings back.
4. Get 4 properties to flip under contract this month for December closing.
On Dec 15 I will have one of my three rent houses paid for. It's a small 2 bedroom, but it feels good to get one paid off.
Paying off loans is a great feeling. I know it doesn't always make sense to have short amortizations, but paying down the principal and paying homes off is very satisfying.
Jon, I am pushing on Finishing my first to the studs renovation, getting the property sold and finding the next project. And if at all possible escaping to the Mountains to take a quick breather with the family.
Cheers,
Darin
Rehab in Wimberly? And the mountains sound great! Where?
Yes Sir, out here in Wimberley by the creeks. It was a VERY Neglected 1950's river cottage that we have had to replace all the systems of the house, but the Lady is about to have her unveiling here shortly! And as to the Mountains we are going to disappear in the San Juans in Southern Colorado for an early Christmas!
@Jon Klaus What a great thought provoking question! For me, this is how it goes:
1. Hoping to get a Thanksgiving tenant for my first rental. (Didn't know this would be so scary) @Mike Gennaro I will adopt your rhyme and say “My tenants will pay, my tenants will stay all will be good with my rental day by day.” Thank you!
2. Gathering my tax documents to end the year.
3. Continue my RE education via BP. Will be reading @Brandon Turner's Nothing Down book.
4. Identify next property for acquisition in early 2015.
Closing out commercial deals for clients before years end.
Looking at buying 1 to 2 strip centers over the next 4 months individually.
Set up a fund for investors to invest where I am specifically going after value add retail strip centers to turn around in good areas. Structure will be commission going in and out, equity percentage, and some cash flow to me only after investors are paid first.
I have just learned that someone who has 250k to invest etc. and wants to buy something for 900,000 will take up a ton of my time for a low return.
I am fine putting in large amounts of time when the commission return to me is in six figures and higher. When it's 20 something thousand it's not enough for all that has to be completed on a commercial deal.
This is why I want to set up the fund. In that way on those smaller deals I am getting 3 points of return ( commission twice, equity, cash flow) for my time which boost the returns up to an acceptable level for me. I just have a bunch of investors that contact me and on their own simply have a hard time landing the best loans due to deal size. The fund would make sense for a lot of these investors.
I would myself rather do 10 deals at 150k each for commission then 100 deals at 15k each.
I am reviewing my systems and processes now to get even more laser focused on what clients I want as buyers and sellers and who I DO NOT WANT. I will start writing a book on my life up to this point and where I started and where I am going.
Oh yeah I am going to get in a small mini vacation for the first time in almost 2 years before years end. I don't think about everything but just focus on climbing the mountains one step at a time.
@Joel Owens Very impressive, and smart thinking! I'm sure your book will be much sought after. I know I have relied on, and always appreciate, your expertise many times, here. Have a great mini vacation! Better get going if you're trying to do it before years end!
Very inspiring post; I enjoyed reading everyone's goals for the rest of the year.
I am looking to finalize things related to our investing business; primarily building a solid relationship with smaller regional and investor friendly banks in the Washington DC area that we could leverage for our next project. Our firm has also been approached by several individual investors so we'd have to evaluate all of our options to set us up for 2015.
I've also applied to a couple of grad schools for my Master's in Real Estate Finance and Development and should be hearing from both by December 1st so a lot of my plans for the firm are riding on whether I get accepted or not. Fingers crossed :)
Just closing on another single-family purchase and turning a couple units. You all make me feel less busy. Thank you! This is obviously not the place for couch-sitting victims of the economy. Way to get out there and make something happen for yourselves!
My goals for the rest of the year are to FINISH my current house rehab project. In the next 2-3 weeks, we'll have the flooring and all tilework completed so we can LIST the property. I'm overseeing the sub work: get the bathroom showers tiled, floors tiled; get the 10'x20' shed disassembled and OFF the property, get 3 or 4 trees removed and the exterior painted. WHEW!
This house is my first rehab-and-sell and I'm SO lucky to have an awesome RE developer as my coach, support person and mentor. By early Dec I want the house under contract, if not closed.
In the meantime, I've got 3 houses I'm looking at for our next project. One of them will be lined up within a month from now. Also will get my application to the State Board to take Res Contractor's exam.

Update:
1. Bank appraisal went well, investor equity of $950k is fully commited, were good to go!
2. No word from Seller: probably not good.
3. got an LOI signed on a different 146 unit (San Antonio) seller called me out of blue saying "I'm ready to sell" great phone call to get, seller attorney reviewing sale agreement, should be under contract by Monday. Original 145 unit - seller wants to meet with colleague and gage if were real buyers - still pushing this one through, we should get it.
Thanks for the update, Juan. Can't wait to hear more about the San Antonio deal.
I've gotten 3 out of my 7 closings done. 2 have delayed, and 2 are scheduled for next week. I have a verbal agreement on another sale that could happen buy year end. It's been a busy November.

Jon and two others have their trend report :)
Final update:
1. Deal Closed.... AWESOME!!!
2. Looks like our offer is WAY lower than seller was expecting, waiting for "official" counter. Don't think were getting this one.
3. Contract signed and on the clock for due diligence. Also property is 148 units, not 146. LOVE when this happens.
Wowwwwww you guys are truly rocking it!!! Want to congratulate everyone on all their projects...
Well for me I have 1 rehab deal that is underway right now and I may have my VERY FIRST REALITY CHECK before Christmas. I am working on an 4 property deal right now (2 SF and 2 Duplexes) but over all before the end of this year I want to get AT LEAST 2 more properties under contract before the end of the year.
