As a landlord in Texas do you typically provide a washer and dryer for a single family home?  In our area of Seattle it's typically provided by the landlord and wanted to learn from the BP community what you'd recommend I do as a new landlord in Texas getting our investment ready for applicants

If you provide any appliances, put a clause in your lease that they are as-is with no warranty or maintenance provided.
