Another One bought and rented

Hey guys I closed on my 3rd rental in January. But I lost my property manager because I wanted the grass cut.. ;-(  But any who, I am managing my own properties now and Im not too happy about it but so far I haven't gotten any calls. All properties are rented, thank God. Any management tips?
