Enthusiast looking to become investor

Hello fellow investors, Or rather I shouldn't say investors because I have yet to take that leap of faith. I read books. I watched YouTube vids. But I'm scared. I don't know how to research the market to see which niche is best in the greater NYC area. I'm looking for a mentor. Someone to just answer some questions. I think my first deal might be in my current home. Multifamily in a great neighborhood. Property is free and clear and it's my landlords childhood home. His father just passed away and he lives about an hour and half away. I'm thinking a sellers finance is best because no money or credit. I just don't know how to approach him or how long to wait from the time his dad had passed. Can anyone please mentor me. NYC is a scary place. Thanks guys in advance
