Dear fellow Wichitan BP'ers
I am new to real estate but am ready to get started. I have been learning what I can about the subject for a while now and I want to finally get my hands dirty.
Since i have no capital I am looking for someone with experience that I can partner with and that I can learn from.I am interested in both flips and buy and hold investing. I may not have any money but I know how to work hard and hustle. Even if i a partnership/mentor isn't really an option I would still love to network with anyone and everyone.

Wow, that was a backhanded welcome. You must have been born an experienced investor with plenty of money based on your comments. How awesome for you! Unfortunately, most of us weren't so we come to BP looking for those who can help us achieve our success. I'm sure Nathan wasn't asking for a hand out; just like the rest of us new to the biz, he was most likely looking for those seasoned investors who will help him become successful and in turn bring more success to themselves. It's called paying it forward. When I have more experience and have achieved success, that is what I will do and I won't put down those who seek my assistance.
I agree that doing things like pulling permits and handing out flyers will help Nathan understand what is involved in being an investor but I doubt shoveling snow or mowing grass will provide him the education he is seeking and I find those comments pretty condescending. It sounds like your are condemning him to a life of skilled labor because he didn't come here with a wealth of experience. I bet if he said he had a load of cash but had no clue how to start, your response would have been much different.
I would suggest that he work with an investor(s) to: coordinate open houses, put out bandit signs, promote mentor investors' properties on social media, go out and price rehab materials, help with flips, bird dog properties, just to name a few. These would cost him nothing but time and sweat equity but would give him the education he is seeking and eventually money when he is able to start flipping properties to other investors to build his cash.
I'm thankful that I didn't get your brand of welcome when I first got on BP; otherwise, I may have given up any hope of becoming an investor. I hope Nathan was able to look past your narrow-minded comments and move forward in his quest for mentors/partners.
Why some investors on this site feel the need to breed such negativity is beyond me.
