I read a post that said “Real Estate is 95% Mindset & 5% Real Estate” it’s seems to be true because some days I can work on finding a deal for about 4-5 hours and there’s other when I can’t even do it for 30 mins. I’m having a hard time really sitting down and getting to it. I know that’s my downfall.
What do you guys do for motivation ? What keeps you going even when it seem like it’s getting you no where.

there are those that want.
And there are those that WANT!! As in whatever it takes.
I am not those that ties happiness to the process. To me that is a very nostalgic poetic theoretic, and lobby dobby not realistic, no time for that , way of viewing things.
Note I am not jabbing at the poster... I said FOR ME that is not the case.
I NEED my freedom. I am not happy sitting till the late hours writing SEO for my website.
I am not happy telling a seller that needs money for their sick child's operation that I can only pay $70K for their house instead of $120K she should be getting.
I am not friggin HAPPY to drive all over friggin damn CT looking at houses that may or may not lead to a damn deal.
What drives me, is when I see people like Brandon doing podcasts from friggin Hawaii while I am freezing my monkey nuts off hustling so I can be able to be free, and live life on MY damn terms when I make it.
I used to stare at a bag of crab legs in the super market.my mind says NO you greedy animal you can't afford it, while my belleh says .. dude, that with butter.. are you kidding? GET IT.. just for me to ge it, put it in my cart walk to the register to then turn around and put it back because I know I can't afford that stuff.
Why I do it? Thinking how my parents sacrificed everything so I could get a solid education without having to work a day during college because I was nose deep in Complex equations of linear and nonlinear thermodynamics and chaotic flows", and couldn't sacrifice the time to work while studying! And now someone needs to take care of them! And it sure as hell ain't going to be my brother or my sister... as they are too busy with providing for themselves!
No, sorry. for me it is not some happiness attachment. For me is is do or friggin die. I am relentless unyielding because I NEED to live life on my damn terms!
I will crush, destroy, annihilate, obliterate, dominate anyone in my way to that goal. When I say I need this, I friggin NEED THIS!

You’re getting input and advice from all across the spectrum, but I’ll take a gander here and offer something a bit different.
I moved my new bride to SE Asia 27 years ago to invest our lives into helping poor families. My wife has delivered the babies of 26,000 indigent and severely impoverished women who live in systemic poverty.
We found our “identity” in helping the poor and from that place we’ve seen that wealth follows us. How? Wealthy people from the upper tiers of the culture in which we’re embedded see a different motivation in us which has resulted in them seeking to partner with us. And, our stateside portfolio (on the other side of the Pacific) started when someone practically gave us their new house and told us to use it as leverage to grow a portfolio. Ten years later, our portfolio isn’t that big but I already consider myself wealthy because my standard of wealth is defined differently.
My motivation is to help people, and I figure if I do it as best I can then everything else will fall into place. Its not a formula, but so far it enabled us to build a portfolio - because I've never had enough money to do it on my own.

I would say you must have a strong vision of what you want to accomplish. Visualize this everyday and really as much as you can. No matter how things workout in the physical focus on your vision and fix them the way you want in your mind. For example, if a seller calls you and they don't except your offer as soon as you are done close your minds and visualize that they did. This will not change what just happen but will train your mind and prepare what will happen next time.

Every morning I spend 5 minutes doing my goal setting. I write my goals down in my Moleskine and keep it on me at all times. It’s a great place to keep my thoughts organized and notes from the day.

I always have to find or create a niche that I enjoy doing, while I'm doing it.
I've gone from renovating Victorian homes (love the drama of the contrast within those homes), over wholesaling vacant lots to builders (loved the hunt of the owner, who was usually deceased and had to find other relatives), buying assemblages in a low income neighborhood and creating an artist community (I love dealing with my tenants and knowing that I have much better tenants than the rest of the landlords in the neighborhood) and various other niches.
I get bored and love to come up with new ideas and concepts. I've worked on properties with very difficult titles and I had fun pulling on the necessary threads to find what I needed. Bought properties that other investors had been nibbling on for 10 years and couldn't figure it out.
Money is just a 'middle man'. Everyone has something else that money stands for: security, power, being able to buy anything, freedom from worry etc......But overall, it's always a 'broker' for something that makes that person happy (or what they think will make them happy). So, if you can find that happiness already along the way, then you only need to make enough money to pay for your needs, because you're already ahead of those who are still doing things to get money.
Basically, I might have a short attention span and have to constantly find new ways to stimulate my brain - lol.

Often when I tell people why I do this, they think "oh he likes money".

Do you REALLY need 3 cars?! Do you REALLY need 15 bathrooms in your 39000 square foot mansion?
Money is a tool! It is whatever you want it to be (become).. drug problems, lawsuits... or.. it could be time forever with your son, a solid education for him. An automatic drivable lawn mower so dad doesnt have to push that damn lawn mower in the middle of the jungles in Suriname... crab legs every night... no more looking into my wallet to see if I can afford this can of tuna, eating healthy, travel... finally building my army of robotic minions so I can take over this damn planet, overthrow the orange baboon and become the black baboon so I can stop pretending to be the funny nice guy here on the forums and become the evil little overlord supreme being 6th element and take my rightful place ruling this little mudball!

God, Family, Freedom....
God when I don't have the wisdom or perceive I do not have the ability.
Family when feeling overwhelmed (suck it up buttercup so your wife/kids don't have to).
Freedom when I start to procrastinate (remembering the taste of short term financial freedom [debt free] in the quest for long term financial freedom [wealth building/cash flow]...It makes me hungry again:).

@Shanae Williams what keeps me going is the vision I have to no longer rely on a W-2 job for my income. I’ve had deals fall through and quickly get over it and continue to analyze deals my agent sends my way.
You might want to automate the analytics and have a team to send you deals that are on/ off market to reduce the time you spend searching for deals.

My initial motivation stems from the dream of being an entrepreneur who works for themselves and schedules their own life, not an employee but an EMPLOYER.
HOWEVER, hard work gets everyone tired and with fatigue and exhaustion we all lose a piece of that motivation, what keeps me going is surrounding myself with other investors, seeing people of all different walks of life come into this industry and creating success, makes me think, why not me? whats my excuse?

My family drives me to do better. Theres nothing I want more but to spend time with my wife and daughter and being a business owner that is very hard to do since I'm literally in and out of meetings on the hour every hour.
Every morning I wake up I thank God for another day, spend a few minutes mapping out my day and then I execute it. I always budget at least 1-2 hours of deal hunting every day as I'm on a mission for 100 doors within the next 10 years.
My advice to you is stay hungry and keep at it! You will do very well, You will fail as we all do but keep the end in mind and push through with a keen focus!

I need to shift my inspiration. I love looking at people on Instagram whose living their “best life” then I end up on there for 3-4 hrs. I need to shift it to only real estate investors that I look up too, if I stay on BP for hours I’ll more likely accumulate more motivation and information.
this will sound like I am really hard on you but try to understand I am truly trying to help.
Please stop people watching. It really doesnt do you any good. To be very honest, not a single reply has given you any good advice thus far, me included.
So let me try now to be truly helpful.
Inspiration, motivation, realizing what crap live you are living now, should just be the catalyst to take that first step.
But in reality, what really "keeps you motivated enough to keep at it".. is progress! Your "why" is the gasoline that fuels your vehicle. And your vehicle is "progress"
If you do not just START you will forever be people watching, admiring envying THEIR success ... like you said, you spend 3-4 hours a day wishing it was you or in other words "getting inspired/motivated". Does it matter if you focus/shift those 3-4 hours a day to real estate investors successful people? No.
Seriously...
If you really want to break through this invisible barrier.
But you need to understand it! To you it may mean something different, but I truly believe the way this video should be understood is as follows (at least this is how I took it).
To genuinely have decided to start (to take that first step) with the purpose of genuinely intending to finish at that goal. Whether you reach that goal or not, is irrelevant. That you seriously decided that you are not going to try, but seriously do it is what makes you a winner. That to me is what this video is about ad I think this is seriously powerful.
These are the steps I took that got me where I am now and although everyone will list their steps and swears by them, I am convinced that these 3 steps are the best.
1) Get a website
2) Learn SEO
3) rank the website #1 on Google
4) work on your credibility score
5) Do whatever niche in REI speaks to you.

Your quote above about discipline is spot on and I agree with it 100%. Jocko Willink is a retired Navy SEAL...has his own podcast called The Jocko Podcast. It’s all about leadership, discipline, ownership, etc. I love it. He also wrote a book called “Discipline Equals Freedom”. I highly recommend that book along with his other book “Extreme Ownership.”
