I recall that one of the podcasts which was probably in the 40-56 range, there was a guy who was discussing his lease and how he gets his tenants to sign a contract with the power company which provides unlimited repairs to their utilities. He also discussed how he structures his leases in general and also talked a little bit about materials he uses to tenant-proof his homes.
Yup it was 48. I was listening to it on my way to work today. Dude said he has a 20 page lease. I've been slowly trying to grow mine. I'd love to see his and cherry pick some of his clauses, sounds like he's covered every situation imaginable.
