While I appreciate BP is a U.S based platform, I am always curious how many investors in Canada is lurking on this board, and lots of opportunities were missed. While our group focus mainly in Alberta, we would love to network with investors out in BC, ON, MB, SK, and the eastern region.
I just like a show of hands to see who's active in this forum, and would like to focus on a Canadian cities for investment?
It all really depends on what your investment criteria is. You can buy for cash flow; or you can buy for appreciation (either forced through rehab and mgt or market appreciation); or you can buy a property that is a hybrid between these two. Personally, we prefer to buy in locations that will return cash flow, but also has appreciation. (Our investing criteria is at least 10-12% Cash on Cash returns annually). We currently have 1300+ units investing with this criteria. The only way I can see buying in Calgary or similar markets, is if you feel appreciation is going to be very high.
"The Real Estate Guys" basically say...live where you want to live and invest where the deals make sense.
I am an Investor and Realtor in Windsor, ON. I host a monthly meetup here in Windsor so please message me if you want the details! It's always a great time. :)
Hey, guys!! @Devin MacTavish ... I live in Beaubassin, E of Shediac. @Frederick S., I spend a considerable amount of time in Montreal. Would love to eventually meet in person.
@Dan Falla, I especially like "rent-to-own"s. Do you know a Robert in Montreal who also works with Rent-to-Owns? Might he be on your team (more or less)?
WOW! And then I saw that was only Page 3. :-) Nice to see the names of familiar places to me.
For those interested, there is a REIN Canada meeting coming up in April in Toronto. This is a weekend long program. It is not the guru's that suck $$ out of you. It's great networking and education.
If you search REIN Canada you will be able to find the ACRE program listed.

REIN ... or, more appropriately, "rien"( comme, il vous lasse avec rien), is a for profit "guru" organisation which will suck money out of you if you allow it.
I have attended a number of meetings and they have been very helpful. I have not paid anything extra for advice. In fact, I was able to connect with a financial company to help fund a purchase and I am presently working to redo my insurance through another member.
Curious, why do you say they are guru's? I obviously can ask and pay for one on one help but the meetings and the forum have helped me quite a bit.
BP is very good and no membership fees which is nice.
REIN and ACRE are the creations of Don Campbell and team and exist to sell you everything from books, to membership, to education and mentoring/coaching.
I'm not saying one cannot benefit from being affiliated (the networking), but you need to go in with your eyes wide open and your billfold securely in your pocket.
@David C. _ It's bit early in the day but my numbers in Canada are better than in US for now, however in a year or so US will cross Canada. Purely on CoC US beats Canada all day long but due to financing options, Canada have an edge if you consider equity pay down as well.
Other factor to consider is USD/CAD fluctuation. Overall, I am targeting 15% / annum returns with +/- 20% variance
@Dan Falla@Roy N. as a former REIN member I have nothing but good things to say about them. Yes I agree in any environment to go in with your eyes open. REIN helped me get a real boost into the investing world. I tried on my own but it was difficult to figure out, similar to what many new members express here on BP who are seeking mentorship and advise.
I built most of my key re team based on networking at REIN events. To be honest the program is pretty top notch and I really never felt pressured to buy anything. Which as Roy mentioned were mainly books. Although to be a member you did have to commit to a membership fee for 18 mths.
Now things may have changed since I left over three years ago. I do know they've brought in Richard Dolan and the brand image has changed but they do give you solid information and it really does help to be part of a network of like minded individuals.
Before joining REIN I didn't have anyone in my immediate circle of influence who invested in rental properties...infact I got more people persuading me not to get into rentals.
That's a great discussion, I am still new to BP.... and I was wondering if there are places in Ontario with high ROI and low initial spending (price)? I know now Toronto downtown core is very expensive and still very low ROI from rentals (3%) max..... any views on that ?
It is impressive to note that they are so many of you on this forum. I help foreign investors invest in Texas, and Canadians are among the top three nationalities who invest here (very close with Mexico and China). I find that Canadians who invest here do so for two reasons: sound financial judgement (Returns are great here) and the attraction for a warmer climate. I look forward to helping those of you want to adventure outside of their homeland.
Vancouver here. Currently I own single family in Arizona. Looking to purchase multi family now in the USA but I don't know how lending works. Any advice?
Newbie from Edmonton working with an experienced investor who has US properties and money but no time to put together new deals. I’m working with him trying to get my feet wet in some US deals while still a poor student.
