30k and poor credit, partner with no money and a 780

I have poor credit,  I have up to 30,000 to invest. I have about 10 years of  rental experience. I have a friend,  with little to no cash, but a 780 credit score.  If we partnered up, would we be able to  buy/borrow enough to make it a win/win? If not, would  more cash in the deal help?

I don't have a suggestion because i would never recommend this or do this.
