Just another question on Coaching- 20k for 2 years

Just another question on Coaching- 20k for 2 years

I know this question has been  discussed here many times. But wanted to get your perspective on this one. I reached out to Jake/Gino about their coaching program and was contacted by Dillion. I let him know what my goals moving forward are and asked him about the cost of coaching. I was told the investment to work with them will be  20k and that's for 2 year relationship with the group. I'll be talking to him soon,  but I'm sure that I read somewhere their coaching was around 3k. Has something changed or is this pricing for some different product that I'm not aware of ? I'm definitely  interested in hands on training but wanted to get some feedback from this group.

Thank you.

Manmath,

I spent 13 years in a 9a-5p with zero real estate experience. I joined J&G last May… one of the best decisions I’ve ever made… if you (or anyone) would like further details, feel free to DM me.

*** FULL DISCLOSURE*** I don’t get paid or compensated or anything from anyone in or related to the J&G community. These are my own personal opinions / viewpoints.

“Relationship with the group” is an excellent way to describe this community. From my point of view it’s an all-encompassing program, specifically geared toward value add approach. There are other approaches to multifamily real estate investment such as new construction or institutional / A-class wealth preservation. In my personal opinion, I don’t want to deal with the permitting or local politics of new construction and I don’t have millions of my own in wealth to preserve. The value add approach is most suitable for what I envision and where I would like to go in the future. I had zero past experience, so diving in head first made my learning curve very steep.

The Academy program includes both mentoring and coaching; they’re different and it’s very apparent in their program. Some people learn and respond differently to each, and J&G provide both.

Mindset: Perhaps an alternative way to view / describe this program: It’s not a cost… it’s an investment in yourself and the potential for future freedom and generational wealth for you and your family. My mindset change has been a huge part of this program.

In terms of “what you get” or how they help you invest in yourself – a Library of hundreds of hours of video from start to finish of their own ground-up business step-by-step, documents, check lists, tools, programs, resources, networks, credibility book examples, private Facebook group with tons of historical data you can search and current news being posted.

They didn’t start in syndication, they partnered up, Jake went door to door collecting cash by hand, Gino entered data manually into QuickBooks. They’ve been through the inefficiencies of what may not be the best use of time and were able to look back and say “man, I should have outsourced that faster or changed that system so I could free up more of my time to focus on more important tasks.” Those lessons they have learned are shared with you so you can know it, address it, and then focus on your best use of time, in which steps, in which order, in what process. This allows you to get where you want to go, faster. They have expanded and broadened to Syndication… another tool in the toolbox of multifamily investing. They continually add new modules to the Library of which you have access to.

Yes their time is valuable… they spent years in the trenches building this. Still, they’re on a weekly group call on Mondays where you can ask them anything you want. Gino gets on a one-on-one call with you right away and is always personally available. You have periodic calls with your coach. There are Boot Camps throughout the year, Buy Right, Manage Right, Finance Right; 2.5 days each. There are various Money Mixers over weekends, I had an opportunity to meet face to face and shake hands with billionaire Jim Clayton, never expected that. Both Jake and Gino and the coaches all attend these events. Multifamily investing is a team sport – they have experts attend these events and present, and after you are able to personally meet and interact with them. They themselves are all active and participating in the market today.

Everyone’s situation is different, some may be young, single, with tons of free time, and can do a deal in 90 days. Other’s may have a full time job, 3 kids, aging parents, so “quantifying” students’ results isn’t fair to the Academy Program. You get out what you put in. There is way more knowledge to absorb than you can take in in a 2.5 day “coaching” program… it’s like drinking from a fire hose. The two years is a worthwhile investment.

That being said, what I have found most valuable is the networking and relationships built from within the community. Specifically the bi-monthly Accountability Pod (or Mastermind Group, whatever you want to call it) or when attending other industry conferences or meetups not put together by this group, I see individuals from previous Boot Camps or Mixers, they know others, and your network expands exponentially.

Their Academy Program aligns well with my goal of full-time real estate, specifically value add multifamily and I can’t say enough positive things about the J&G community.

It’s not necessarily the deals that you get under contract… sometimes it’s about a coach, mentor, another student seeing something you may miss, and helping you avoid a potential disaster that may drag you under, rather than push your momentum forward. You’ll learn things you didn’t know that you didn’t know J

Pricing of these programs typically changes very quickly as they grow and the guys see more success. Their time is worth more and they can charge more for it. I can't comment on their program specifically, but it's not surprising that the price went up considerably. At 20k for 2 years it's not even what I'd consider pricey. Middle of the road, maybe a little bit low.

@Manmath D. I do not know the answer to your question. However, I am curious what does the coaching includes? I hear the word coaching here and there but I am unsure exactly what is behind it? What are the specific skills tasks you have access to? How many hours a day?

Maybe for some people 20k is not much, for me that is a good chunk of money.

Once you get out of the coaching, what it the outcome you expect you will have in your life/career?

@Manmath D. If they are actually holding your hand and helping you take down huge apartment buildings, $20k doesn't sound like a lot for that kind of program. If you just have a couple calls per month with them then $20k sounds like a lot. Need more details on what the coaching service actually includes.

I don't know Jake and Gino at all, but they seem about as authentic as it gets in that consulting/coaching space. Is that the feeling you get from them?

$3k won't get you much. $20k for 2 years is very reasonable, just make sure you are getting the support you need and compare that to others out in the market. Also, verify who will be doing the actual coaching and make sure you're happy with them. I can't speak to their coaching program, but Jake and Gino are fantastic guys and have built a very nice real estate business.

@Manmath D.20k over two years sounds like a relative bargain these days, and Jake & Gino are reputable. Make sure you are getting what you want out of the course. How much access to your mentor, how often? Do their strategies align with yours? Some focus on syndication, some focus more on creative financing, while others spend a good portion on mindset. Make sure that you are ready and that you have the time and attitude to commit - Coaches don't win ball games.

@Manmath D. What does that get you? I’m guessing it’s phone calls with people like Dillon and not actually with jake and Gino. Tell us what it gets you. If it’s just phone calls with Dillon you probably don’t need it. If it’s with jake and Gino and they help you close big deals, then maybe it’s worth it.

How do you pay for it? Is it 20k up front or in payments? Can you cancel early if you don’t like it? More info is needed

@Manmath D. you shouldn't be comparing coaching programs based on price. Jake and Gino are great guys, but they haven't been syndicating long. That's likely why the price is lower than some of the others.

Instead of comparing pricing, you need to figure out what YOU want and find a coach that matches up to that. Is one-on-one coaching critical for you? Do you want to take down big properties or smaller mom and pop deals? Do you need access to their brokers? Are you interested in learning how to be a money raising machine or do you only want to analyze deals?

I don't know anyone personally coaching for $3k. That hardly seems worth anyone's time.

I assume your interest is MF, but you don't state your goals.  Are you interested in becoming a Sponsor or a Passive Investor?  In the network I am associated with, there are two levels: the less expensive level is great for the passive investor as one has access to the training and the networking events so that one can make those important relationships.  The more expensive level is for sponsors and includes the previous and access to coaches who can hold your hand as you move through the process.

I often suggest a person join in the first, test the waters, and if/when they are ready, make the leap.  I am much more comfortable investing with a sponsor who has walked in the shoes of an investor a few times, been a KP (Key Principal), etc and has a great coach to supply experience.

The ballpark numbers are $8K to $9K for the first tier and $28K to $30K for the second.

I recall numbers around $10K about 10 years ago.

    @Manmath D.

Education is very important . I did have experience before I started with Jake&Gino but know many that didn’t and doing very well! i started 3 years a go when I shifted my focus from New Zealand to US Multifamily apartment investing, and I can tel you that joining the Wheelbarrow profit community was the best thing a ever done. I wouldn't be achieving my financial goals in 3 years if I wouldn't have joined!

The online courses and on going support is the community is really great, the courses teach you everything you need to know. They also have weekly live calls that are recorded, Money mixer meet ups and many other meet ups for members. There is no 1 single thing that I like, I like it all, but the main thing for me is actual @Jake Stenziano and Gino they are both nice, down to earth and approachable people.

There are few level of coaching with Jake and Gino, you need to talk to Josh the community manager and find out.

Thank you everyone for your feedback. This really helps me understand moving forward. All this is pretty new to me and I'm just trying to explore MF segment. I do have couple of deals under my belt and feel I should focus on MF moving forward. Not because everyone's talking about it but it aligns with my future goals.  Did not want to make a focus on cost of the program but also wanted to see what I get for it.  Although cost is an important factor as well including other things. Compare to thousands of $$$ most of us spend on school and then work 9 to 5, 20k to learn about MF and build relationship with brilliant people in the industry is a good investment.

@Ryan Hogan really appreciate your detailed feedback and it definitely helps me understand the program and its objectives. Although I was waiting for @dillon McGough to call me but never received any call from him. I have sent him an email to reschedule the call. I'm really ready to grind it out and make it happen. And I'm sure with right training, mindset and guidance I can achieve my goals.

@Hadar Orkibi Thank you for your reply. This all really helps me starting out. This is all new to me and obviously I'm nervous but I beleive that I can do it, and it's possible.

I went through the challenge of finding the right mentorship/coaching program for me last summer. I was (am) looking to pursue the syndication model, so that certainly was a focus for me in a coaching program.  I was torn between them and another program that had extensive syndication experience, and I was a bit hung up on the syndication experience since J&G had recently expanded into that space.  After speaking more with Josh, my direct coach would be Bill Ham who comes with a long history with syndication, 13 years I believe. I did end up making the investment with Jake & Gino, and I've been beyond  thrilled.

Now six months into the community, I can say it has certainly been worth the investment.  While the academy and coaching are fantastic, what has really stood out to me is the community.  They do a fantastic job in vetting those that come into the community and it is a group of genuine, driven, and helpful individuals that are all there to help one another, and when the opportunities present themselves, partner on deals.

At the end of the day, all of the pieces are in place that if you implement them, you can certainly be successful. The key is implementation, you have to show up to the events, training, and weekly calls to maximize the value, and connect with other members in order to form relationships and partnerships. Take the action to set yourself up for success, and get out of your comfort zone.

I have to get that first multifamily deal closed yet but I can say that from what I've learned, and who I've met thus far, I have gotten my return on investment, and that is only going to increase.  If you want to be in a community of high integrity,  be around many successful investors and industry experts, and are willing to implement what you learn, you won't regret it.  Jake and Gino, and the staff they have built are very genuine in their desire for all to succeed, and have gone above and beyond my expectations.

Send me a message if you have any specific questions/concerns and I'd be happy to give you more insight.  I know from experience, it's stressful making this decision, so I'm here to help if I can!

Hope to see you join the community, it's a great place.

    Hey @Manmath D.

I joined J & G program in October 2018-ish and it was one of the best decisions I've made. Since joining I've closed on four multifamily deals with the fifth currently under contract.

One thing that drew me to their community was how genuine everyone is. There's not a lot of sugar coating, and they'll tell it like it is, but they also provide you with the education, framework, and community to make it happen. For me, having that coach and accountability was key, but the community is the biggest value.

I've been in the group for a little over a year now, and I've witnessed people from all different skill levels and backgrounds making it happen, and the common thread is they were engaged and ready to embrace the process, and then they took action.

I've found all my partner's through the community, and we've accomplished some pretty incredible things in a relatively short period of time. The J&G crew are some of the most well-meaning, go-giving, and motivating people I've experienced in this space.

Hopefully that was helpful, but if there's any specific questions I can answer about the program or my experience feel free to shoot a message my way.

    Hi @Manmath D.

I just came across this thread recently and would love to share my experience with Jake and Gino. I was in your shoes about 9 months ago and I came across Gino through BP. I reached out to Gino and he referred me to one of his team members. Upon speaking with one of their associates, I was also hesitant about the initial cost. However, upon speaking with my spouse, we decided to move forward with their program. We saw it as an investment for us to get into Multifamily.

I can say that we're glad that we made that commitment to move forward to see where we are today. We had few deals, few as a GP under our belt through the education and networking within the community and guided coaching. BTW, nobody can guarantee success in your multifamily journey, but as long as you get the right education, put it into action then the result will start appearing.

The coaching comes in handy especially when you are in doubt, you have someone to guide and help you with a different perspective. Even by now, we still come to our coach when a deal came across our desk for checking or brainstorm on how we underwrite the projection.

I understand that everybody has a different financial situation, but I do hope that you see it as an investment, not a cost.

BTW, I'm not getting paid for saying this, but I do wish that I join J&G earlier knowing what I know today.

Feel free to DM me and I will be more than happy to speak with you further.

@Manmath D. I can vouch for @Jake Stenziano & @Gino Barbaro. The guys are the real deal and honestly they are undercharging for what they are giving. Having done over $350 MM in real estate deals I can ensure you what they do works and they are stand up guys.

I joined Jake and Gino about 5 months ago.  I was a single family investor for over 15 years.  I had just completed my first multifamily purchase the month prior to joining.  I can say without a doubt that this community has saved me from making countless mistakes and these mistakes will cost you money.  My partner and I know that we will scale our multifamily business, but we wanted to shorten the timeline.  The only way to do this is with mentoring.  You need to be around people that are doing what you want to be doing.

You get what you put in.  Set a plan and do the work.  I would say that almost as much as the coaching, the networking has been the most beneficial.  You have 100s of people in the community that will be able to answer most any question.

As far as price, I view it as an investment not a cost.  I have interacted with Jake and Gino many times.  They are ALWAYS quick to answer any issue that you have with multifamily.  If you have any questions, I am free to chat anytime!  I get no compensation for this, only a satisfied student.  I wish that I did this years ago.

I'm jumping in on this to add my personal experience of the WBP Academy (Jake and Gino).

Background: I started investing in 2016, I racked up 20 rentals on my own in just under two years. Mostly Duplexes and fourplexes. Around mid-2018 I hit a plateau in my portfolio, personal bandwidth, and funds. Up to this point I got my education through BP, podcasts, books etc. I knew I needed some coaching to break into the larger Multifamily properties, and MFM is were I needed to grow to if I wanted to reach my wealth and cash flow goals. So I started asking around and interviewing all of the big names: Rod Kheilf, Micheal Blank, Brad Sumrok etc, and none of them resonated with me at the time. I talked with Josh at Wheel Barrow Profits (WBP), and he started added value from day 1, before I ever even wrote a check I had tons of leads on how to continue to grow my business. So, I pulled the trigger with WBP.

Review: The content is great! Literally hundreds of hours of content to digest and tons of forms and system process outlines that I could implement immediately in my business. Going in I thought I knew a lot about REI, but I still learned tons of golden nuggets in all of their material. Next is the coaching calls, when I joined in 2018 they didn't have the robust coach/mentor system they have now. I did a couple calls with Gino (founder), and a couple of the other team members like Josh and Dylan. Now, they still have Gino, Josh, Dylan, Mike and a team of outstanding dedicated coaches to push you to complete the course and help you analyze deals, markets etc (all of the coaches are active investors as well). Then there is these Monday morning webinars which are like podcasts on steroids, and you can ask questions for J&G or their expert guest to answer, this has added tremendous value to me. The Private Facebook group is awesome too, lots of great networking and connections made through there and its good to have people cheer you on when you post about your progress and when you close a deal. Finally, is the vendors, Gino will introduce you the the vendors they use to in their personal companies, I've used at least half a dozen of them, with great success and have full confidence because they have vetted them already. Oh I forgot about the Live events, those are awesome too, you can meet the whole team, a lot of the vendors, and people you've networked with in the group!

Does it work: Well going back to my plateau in 2018, I was stuck for about 6 months before I joined the group. Within the next 7 months after starting, I closed a 52-unit deal with a couple partners, and now I am in contract on another 58 unit deal! I can't talk about the other programs that I didn't go with, but if you commit and put in the work, J&G will take you to the next level!

    @Manmath D.

Good for you doing your due diligence. In full disclosure I am a Jake and Gino student so you will get a first hand account. I'll tell you my story and let you decide.

I was born and raised in NYC, so I saw first hand the shell game being played on the streets and how scams were ran. It was a way of life, something you always kept an eye out for. If it seemed to good it was. Then I became a NYPD Officer and then a City Fireman. This just proved to me (especially being a cop) how evil some people were. In short I had a lot of limited beliefs and a very tall very thick wall around me.

I investigated Gino through emails, post like yours and even taking a ride up to his restaurant about an hour north of the city. Everyone I spoke to spoke highly of him. Almost to kindly. Then they held their first event in Knoxville and I flew out to meet him in person. He made time to speak with everyone. There was just something in his way and in Jake's that sold me. It's hard to describe but after dealing with so many criminals you kinda get a feel for people. These guys were legit!

I continued to follow them and ask questions they always responded in a genuine helpful manner.

I once was down in Florida and just shot off a quick message to see if Gino was available to meet and to my surprise he was. That was when he shattered all my limited beliefs he introduced me to mindset and I was off to the races. He got me focused and led me in the right direction. If not for him and the entire WBP program I would not be where I am today.

The academy is amazing. It brings you from knowing nothing to having a solid foundation. The depth of knowledge you will gain access to is amazing. Choosing a market, Interviewing a PM, learning the basics of underwriting, interviewing a lender, forming partnerships it's all covered. Mindset, worksheets for picking a market, monitoring your time scheduling your week all covered.  Monday calls are the best it's a live group call with a topic covered and then a question and answer portion at the end. Every question is addressed each and every week.

The group is more like a family then a group. It's amazing how everyone, staff and students are extremely helpful. Questions get answered, recommendations for brokers, lenders, PM's are given freely. MF is a team sport. If I don't have an answer I have access to the information just by asking. Now I can just pick up the phone as I have built out many solid relationships with very knowledgeable investors. They also hold money mixers and bootcamps where you can get to meet those members that you have been chatting with online and over the phone. This is where you can really excel your network. If you are visiting an area just shoot out a post someone is bound to be able to meetup with you while you are in town. Students are closing deals all the time. Both in syndication and on their own.

So the bottom line is this: Is everything I have access to worth 20K. By now I'm sure you can guess my answer. It is yes. Just the mindset growth I have taken is worth the 20K. The friendships I cannot put a price tag on. The key is that when you join the group you MUST take action and get involved.

    To your success

P.S  Just one last quick story to give you an idea of who Gino is.

This pass November my father passed away and through conversation with a third party Gino found out. How many "Gurus" actually care that much to take a few moments and write a handwritten note of sympathy. Gino is the real deal plain and simple.

Please feel free to reach out to me if you have any other questions.

@Manmath D. $20K - $40K is the industry range for one-on-one coaching - although make sure that you're actually getting the one-on-one if you're making that type of investment.  We joined a group before we found the mentor we're with now- paid a large sum of money, and didn't get what we were promised so make sure that you really know the character and culture of the mentor/group you're joining.  We're with Mark Kenney and Think Multifamily now - best decision we've ever made.  It's not cheap - but it was a no-brainer for us because we couldn't have done our first deal without him.  AND it paid for itself 9X with our first property... it's certainly not for everyone - you want to be sure it's the route you want to pursue before you make that type of investment, but it was well-worth it for us! Feel free to reach out if you have any questions... happy to help! Cheers!

    Manmath D,

**Full Disclosure I am not paid or compensated in anyway for my response**

I've been a member of the Jake & Gino Community for around a year now and I have to say it is one of the most complete programs I have seen and am 110% satisfied with the program. I checked into a few others which were more costly and I felt didn't provide as much based on what I heard from friends in the business. Honestly I thought I would have a bit of buyers remorse after paying the initial fee, but I kept it in my mind that this was not a "cost" but an "investment" in my future and I was totally right, its been the best financial investment I've made.

In the program you have regular weekly webinars with Jake and Gino over many different topics in MF such as financing, repositioning a property, management, to name a few. You also have one on one sessions with a dedicated coach to help you underwrite and tackle your MF deals, these coaches also put you in touch with other members who may want to partner or invest with you on deals. Then you also have access to all their courses which are very thorough, teaching you their "Buy Right, Manage Right, Finance Right" Program along with syndication and many other aspects. This to me has been one of the best values being it really does have everything you need to learn from start to finish. Finally another very cool aspect is their events in which you can tour some of their properties and learn how they do it, and network together with other students over deals and partner up to make it happen. I have to say the students in the community are more like family, always straightforward, no sugar coating, fun and really want to help each other make it happen. The relationships built alone are worth the price of admission for me.

Since being a part of Jake & Gino we've partnered in some deals and right now are working on taking down 100 unit property ourselves, it takes commitment and diligence just like anything else, Yet I feel with Jake and Gino you are getting true owner operators that really understand the business at a granular level all the way up.

Best of luck to you and whichever you decide just make sure it aligns with you goals for the future.

    -Ken

coaching, masterminds, networking it really comes down to will you put the work in.. Im actually a fan of things like this because it has helped me accelerate my growth but most people just waste the $20k or whatever bc they are waiting for the coach or program to take the action for them.

This space is all about relationships. Plug yourself in a community of like minded people, provide value, take action and your life will start to change quickly.

Hey @Manmath D., What are your goals? I can tell you that I joined the Jake and Gino community back in November 2019 and the difference it has made in my progress toward my goals is incredible. Why? From the minute I joined the group my whole world expanded. I realize now that I was no where near achieving the goals I had set out for myself, nor did I have a clear direction. The Jake and Gino team provided me with a clear path to success, guidance, direction, confidence and assistance. The courses they provide are great for learning their framework and proven system. On top of that, I have weekly meetings with 2 coaches, biweekly accountability calls with like minded investors and I have connected with other investors in my market as potential partners. The more I learn, the more I realize there is to learn...and the more I realize I was going down the wrong path before.

What are your goals? Are you committed to Multifamily? I would love to talk if you want to PM me. I am not paid by Jake and Gino and will offer honest opinion and advice.

Good luck on your journey!!! Do great things!
