As a spec builder I am always interested in seeing what others are doing around the country. I regularly check in on the threads that have posts showing the progress of various projects, and thought it might be a good if we had a forum dedicated to that, where people can find those posts easily.
If you are a builder that is currently documenting your build or would like to do so on future builds, what do you think about having a forum dedicated to that, so that it makes it easy for members to find the threads? @John Blackman@Kenneth Bell
@Jay Hinrichs@Jon Klaus and of course @J Scott and any others! I know J has set the bar very high on documenting his builds, and it's not necessary to be as detailed as he is, but to be willing to update regularly with pics and posts.
Are you a member that is interested in following along on the threads of those doing new construction? Please chime in.
Happy to do so.. I don't know how to attach anything to this site or any other site that is.. my guys send me a u tube I think.. and I just look at it.. and then I forward the e mail to others. I have one done now on a house I closed last week.
then we have our new build that is going to be on the show Southern Charm that is being professionally done and will air on TV in the south east happy to share that.
I need to start doing this in Oregon as well I have 3 starting on the Oregon coast this month so I can take shots of 80 MPH winds and sideways rain and my crews working in the rain when if they were in CA they would be home LOL... but yes that would be great. and it would be great if someone helped me with how to post this stuff I got asked to do a pod cast for BP but I can't do it because I don't know how to do Skype or use a chat thingee or a camera. I just thought they would call me on the phone.. like when I do radio shows.
I have one of my subdivision were we are building out the roads sewers water storm drains etc.. would that be appropriate in the new build.. we could start with the famers field show the development infrastructure going in then follow as the homes are built and if we are very lucky sold.

Jay, I'd be extremely interested in following your story on this.
Ok I have my pictures in my phone I just don't know how to get the pictures from the phone to my computer then on to this site.. I will need to engage the services of my grand daughter at this point.
@Jay Hinrichs Ok Jay, you can do this! Send yourself an email from your phone with the pics attached. If all else fails, call up the grandchild ... I think doing a thread on the development of the subdivision would be popular, I get a lot of people wanting to know where you start on development, and a subdivision is perfect for showing where it all begins.
I am going to go over the the Verizon store and have the kids show me how to e mail a picture from my phone I just tried but I could not figure out how to do it.
@Jay Hinrichs Well let's get busy Mister! We can't have these young guns think we can do all this real estate stuff, but can't figure out a simple smart phone! LOL
has been so kind to up load my pictures of the subdivision I am currently constructing in Portlandia ... I sent her a few today... Now I need to just figure out how I put more than one photo on an e mail instead of an e mail for each picture.. any one care to advise
Here's a link to the thread posted for @Jay HinrichsNew Development Looks very interesting, and will be a great one to follow along for all those interested in seeing how it's done from ground up.
Jay you should just be able to click on the attach (probably looks like a paperclip) then go into your pictures on your computer, open the folder with the file and click on the photo. Once that loads, click another, and so on. If you can't do that, let me know and I'll see about how we can find you some help.
@Joshua Dorkin If you look through this thread you will see the interest, and some pics and videos of various projects some of us are doing. I think having them all in one Forum would make it much easier for everyone to follow along, and they'd be popular. Everyone loves looking at the pics and finishes, etc.
I just purchased a dead development of vacant duplex lots in June of this year. Originally developed with 30 lots in 2006, 23 where still vacant in 2014. I will be build 23 buildings over the next 3-4 years.
I purchased the lots for 66 cents on the dollar, $0.00 down. Interest on the note is 3.25% ( WSJ PR) for 2 yrs and I pre negotiated renewals for 2 yrs after the 1st term.
I would be happy to document everything on the project from the purchase thru completion if there is interest.
I should add 2 different companies owned this before me and went belly up.

Sounds great, Chris. What's the time frame you are projecting? I look forward to following your story.
With the new housing economy rebounding in many areas @Karen Margrave has a great idea for this new forum area. I have built 4 new addresses from 2009 to 2012. I will build 12 in the next 12 months and 44 over the next 3-5 years.
New construction is a market that should be very interesting to member here that are involved in rehabs and investing. Most of the skills that going into rehabbing will transfer to new construction. Heck I have done both and New Construction is easier since I don't have to worry whats behind the walls.
I would be glad to document my recent purchase of 23 duplex lots I will be constructing myself over the next few years.
We've got a new forum for you guys -- Investor Deal Diaries -- thanks to a solid lobbying effort from @Karen Margrave . I hope more of you will start to share your deals from start to finish!

I am a recent college graduate from cofc nod looking to embark on flips. I can provide the cash if you can provide the work. I am new to the game but am looking to flip a house and more after the first successful project. [SOLICITATION REMOVED BY MOD: J SCOTT] Thanks
