As a spec builder I am always interested in seeing what others are doing around the country. I regularly check in on the threads that have posts showing the progress of various projects, and thought it might be a good if we had a forum dedicated to that, where people can find those posts easily.
If you are a builder that is currently documenting your build or would like to do so on future builds, what do you think about having a forum dedicated to that, so that it makes it easy for members to find the threads? @John Blackman@Kenneth Bell
@Jay Hinrichs@Jon Klaus and of course @J Scott and any others! I know J has set the bar very high on documenting his builds, and it's not necessary to be as detailed as he is, but to be willing to update regularly with pics and posts.
Are you a member that is interested in following along on the threads of those doing new construction? Please chime in.
Happy to do so.. I don't know how to attach anything to this site or any other site that is.. my guys send me a u tube I think.. and I just look at it.. and then I forward the e mail to others. I have one done now on a house I closed last week.
then we have our new build that is going to be on the show Southern Charm that is being professionally done and will air on TV in the south east happy to share that.
I need to start doing this in Oregon as well I have 3 starting on the Oregon coast this month so I can take shots of 80 MPH winds and sideways rain and my crews working in the rain when if they were in CA they would be home LOL... but yes that would be great. and it would be great if someone helped me with how to post this stuff I got asked to do a pod cast for BP but I can't do it because I don't know how to do Skype or use a chat thingee or a camera. I just thought they would call me on the phone.. like when I do radio shows.
I would love to see your multi million dollar deals... I am still to conservative to do one here in PDX we just don't have the market for it.. it drops off drastically after 1.5 and really it drops off at 750k.
I just sent over the listing of the bid dog I owned and sold for 5 mil in 04.. no pics but it was a cool home it was river frontage on two sides 3 acre vineyard.. 8600 sq ft.. 5 bd 9 bath 6 car garage big boat launch.. and what was unique about it it was the only property in all of Oregon that has frontage on two navigable rivers. you land a float plane in front ski fish for salmon and steelhead etc etc. AS I stated I got really lucky as there are only 3 to 5 homes a year at the most in ORegon that sell for this amount.. It just so happen the CEO of Precision Die cast just got the golden parachute had always love that location and bought it first day on the market. I listed it at 5.5 and had an offer from another B ball star but he wanted terms McCormick paid cash in 30 days. the other real nice mansion next store was bought by Brian Grant also a B baller. I would not do this again at that price point way to risky that was pre crash were everything was possible and we did not know about a huge downside.
I would really like to see other builds and rehabs. To be able to go to a topic and look through the threads would make it much easier to find those. I have really enjoyed some of the forums and blogs from the different members projects. I can get lost looking at rehabs or builds. It's so amazing to see how the transformation goes and to see the end result.
@Will Barnard All great rehabs! The Aurora Hills was a huge undertaking, but you did it right!
@Jay Hinrichs In looking up that listing on Google Earth, it's beautiful! WOW, access to two rivers! I bet that was an easy sell huh? Why aren't you building out your ocean view lots?
I'm actually documenting a new build spec project in video. I've got the first 3 done and 1 "in the can," as they used to say. I'm posting the videos on a separate website but will start posting them in a thread here soon.
@Karen Margrave I am on one of my trips to my markets I work in.. and I was just in Charleston looking at our new builds there its Awesome what we have going on.. Its inner city revival at its best.. Can't wait to post our 46 Aiken project
@Jay Hinrichs Can't wait to see the posts! @Account Closed Sounds good! Always like to see what's happening in other markets. I'm a real estate voyeur!
I can't wait to follow along to all the cool projects and possibly post my next project. I'm a real estate voyeur as well.
Hey @Jay Hinrichs I'm a sorta newbie working in Charleston. I've completed one project on the peninsula and now working on my next deal. Can't wait to see your Charleston projects. Here's a link to the one I did. http://www.biggerpockets.com/forums/223/topics/135...
@Patrick H. Awesome job... did you have any holding costs? I have tied up a few of those homes and backed out just to daunting with the unknowns.. we are just doing new co on vacant lots. Its a great market with True 15 to 20% nets... which we just don't enjoy in Portlandia with all the competition. I was at Aiken on Wed.. its great and an anomaly in the south were revitalization is displacing the older low income existing homes and the owners thereof.. nothing like it in the south that I am aware of.
Thanks @Karen Margrave Hopefully my next project will fall into place soon. If it does, I'd be happy to post it.
Hi @Jay Hinrichs I appreciate the compliment. I was really happy with how well that project turned out. We didn't really have holding costs exactly. I partnered with another investor who put up the cash, so he had opportunity costs. Or I guess you could say I paid half the profit for the ability to do the project which is a holding cost of sorts. Either way, it was well worth it for me. I can understand your apprehension about these old properties, lots are certainly easier/safer.
I've never been to Aiken. I'll have to take a look. I've looked at some other markets in SC, but since I'm only looking at my second project I don't feel I'm ready to attempt a long distance one. What other markets do you work in?
sorry Patrick 46 Aiken is a street on the peninsula.. please take a ride by and check it out Southern charm is doing a peice on it for their TV show.. Its maybe 15 minutes from you.
Ok, not sure why that confused me @Jay Hinrichs I know you're Aiken St. House. I work nearby. For some reason I thought you meant you went to Aiken SC after Charleston. I'm really happy to see the East Side neighborhood coming along. I suspect it will be a completely different neighborhood in 5-10 years.
I also like Old mt pleasant i have done a few fix and flips there that again were much better profit wise than I could have done in PDX...
As long as lots stay reasonable and don't just sky rocket there should be some good momentum in the Aiken area .. my other ones are wagner terrace I have 4 going there.
As well as Park circle up in N. Ch I like that area as well for under 300k
I was just there on Wed. next time I am in town we should grab a beer and trade notes
I vote for a new forum ...always enjoy seeing other peoples work, and stealing ideas from the best...
we are working on better more professionial documentation of our projects, I would be happy to post them as we go, should be in the next month or so......here are a couple amature versions
@Dell Schlabach Those look great! Congrats. I look forward to seeing more. I always find it interesting to see the different types of properties, styles of houses, costs, etc. of other areas. I learn so much from everyone else.
Joshua is considering starting a new forum dedicated to Active New Construction and Remodeling Jobs so that those that want to follow along can easily find the threads in one place.
ANYONE that has a thread going on BP right now documenting your New Construction or Remodeling job,>>> please grab it and post the link to it here, on this thread. <<<< so that Joshua can determine how many are currently running. IF you don't have one currently, do you have jobs coming up where you would be posting? If you know others, please tag them.
Also, if he does that, it would be very important to keep the posts current with pics, posts, etc. on a regular basis so as to keep the forum fresh and up to date.
@Karen Margrave I have one in the works. I'm doing a video series documenting a build that I'll be sharing. Trying to work out the details of time/editing but hoping for 1 video a week in the thread.
