Buy 2 more SF to then exchange them to multi-family

Hello BP! Should I try to buy two more single family homes while holding my full time W2 job and then try to exchange those properties for a multi-family after I quit my job? The bank will let me borrow money as long as I have my W2 job. Would like to do real estate full time at some point. I live in Fort Worth but considering Waco and Austin for multi-family later on.
