It’s been over 3 months and my cash-out still isn’t done. Their customer service is terrible — full of excuses, empty promises, and zero follow-through. They completely wasted my time and energy. I regret ever working with this company and strongly advise others to stay away.

Why is it not done. What stage is it in within the closing process? They are a huge company and depending on who you are working with (not just at kiavi but any company), that can make it or break it.
Kiavi is like most any lender... if things are straight forward and clear, files move quickly and very smoothly. I've ran into many an entity issue with them and if there is any complexity in entity structure, we take the files elsewhere. They once had entity docs reviewed by their "legal" team and determined that the only person legally allowed to sign for the entity was someone whom was never part of the entity... Lol. Likewise, their DSCR UW is a travesty. We simply don't bring these type of files too them.
With that said, I am disappointed with maybe 5 files with them out of well over a hundred... I still enjoy working with them, but as a broker, we have to recognize when a file is going south and when to pull it to put elsewhere so it doesn't drag out. Just like with any lender, not every file will go smoothly for one reason or another. Just have to know when to pull it and when to tough it out.
Hey Israel, I sent you a Dm! looking forward to connect!
I suspect there is something else amiss Kiavi is one of the largest lenders in the country and they perform when files are complete..
They suck..
Yes they are a huge lender, but their lack of transparency and shady practices are what makes them terrible.
They are purely transactional.. Good luck building any relationship with them. Even if you are a heavy hitter investor, they will burn you bad, if you don't pay them off quickly. I have seen other investors struggle to get any kind of extensions or leeway if their projects are taking longer than usual.

Thank you for sharing this! I hope more investors catch on. I know on the broker side they will solicit your clients if you don't close the loan with them... Basically free leads for them on their retail side.
That being said there are far better alternatives than Kiavi. There are lenders that will pre-flight your deal and make sure it is a deal that is closable. There are also lenders that have very straight forward guidelines. Kiavi does none of these. You basically submit the deal once it's under contract and then they use an automated pricing system that is 50/50 accurate. If they don't like the deal they will cut your value or find every other excuse not to do it. Very little transparency...

They are cheap, but it comes with a price.
I should have said on the few times I personally used them they closed just fine and were competitive.. but this was probably 7 to 8 years ago.. I dont broker so would not know that end of it although since I was NMLS licensed they called me and e mailed me constantly to send them files. I just told them not worth my time its not my niche.
