Over the last couple of years, investors have been dealing with higher interest rates, stricter bank guidelines, and shifting prices and rents in many markets. News reports keep highlighting deals falling apart at the financing stage or investors needing more creative capital stacks to close.
For those actively investing today, how are current lending conditions affecting your deals?
- Are traditional banks saying “no” more often, or just taking longer to close?
- Have you changed your buy box (LTV, DSCR, spread between rate and cap rate, etc.) because of the new environment?
- Are you using more private money, partners, or other structures to get to the closing table?
On the small residential side (SFR and 2–4 units), it seems like many investors are tightening their numbers and insisting on deeper discounts or stronger value‑add plays before moving forward. Curious what you are seeing in your market, what’s working for you, and what types of financing or deal structures you think make the most sense with where rates and risk are today.

I've been seeing the opposite.
There are many lenders entering the DSCR and Hard Money Space.. Rates are getting very good on these loans now. Additionally I have been seeing lenders decrease their underwriting requirements to attract more BRRRR investors. Now you can get away with 90/100 for a first time flipper with a high fico. Before that was unheard of..
We are seeing a race to the bottom on investor loans. Seeing companies offer terms that in many instances, do not make a lot of sense. The ones that I anticipate being around for a long time, I have tightened the underwriting standards while the ones that are chasing volume continue to come up with “creative“ programs that typically will not end well for them.
I haven't see any investors slow down at all. Rates are still relatively low compared to 20 years ago. If you are sizing your deals solely on rate or if the rate is breaking your deal, it's not likely a good deal to begin with. Lenders are definitely tightening up guidelines but approvals are still happening. Close times do appear to be taking a bit longer as many have increased volumes and UW more intensive. Investment rates are lower than primary rates in a many cases!

Cheers!
Got it — and you make solid points. Investors really haven’t slowed down, and deals that are truly strong can still move even with today’s rates. Guidelines may be tighter and timelines a bit longer, but approvals are still happening and the right opportunities are still performing.
