HELOC on an investment property?

Hello all, 

Does anyone know of any banks/lenders who will give a HELOC on an investment property? We know we could do a cash-out refinance but we already have a pretty good rate and don't want to pay thousands of dollars in closing costs. The property is in California.

Also try TD Bank and your local credit union.  I was recently approved for one by both banks.
