Hi there. Anyone doing short term rentals in Pensacola/Navarre Florida? I'm looking into buying an STR there and would love to hear your thoughts/insights. TIA.
Hi @Abigail Cariaga. I suggest reaching out to @January Johnson. She's a wealth of knowledge and is currently assisting one of my clients with purchasing their STR in the Panhandle area. I hope this recommendation helps!
I have a short term rental in Miramar Beach, but I recently moved near Navarre Beach. Navarre Beach is a great location with much less tourist activity then say Destin in the summer months. This time of year it’s not very crowded. It’s a very good choice.
We have a STR 2/2 condo on Navarre Beach. Reach out if you have specific questions. My husband and I are interested in Cape Coral!
I would say that NB is definitely up and coming but is experiencing growing pains. There are traffic problems of course but I think that is due to a huge influx of people migrating here. Navarre is full of military and retirees. It seems like everyone I know down there are retired DOJ, federal contractors and military. There are 3-4 military bases in the area so lots of military vacation there after they are stationed elsewhere. Unlike most of FL, the high season is April-August and the majority of our guests drive from the southern US. We are seeing more guests fly as both Allegiant and now Sun Country are offering direct flights into the Destin airport (which recently opened a brand new concourse) which is about 30-35 minutes away from NB.
The WHOLE Emerald Coast rents. Get on VRBO/AirBnB and use the enemy method in the area you are looking at to get some more accurate numbers. High Season is from March-September, but there are opportunities to rent year round just by doing a little targeting.

I am a licensed agent in the area and I own a STR in Navarre (not on the beach) that I self-manage and have for about four years. At one point I owned two of them in Navarre. Seasonality is a thing here, but I advertise to snowbirds in the winter months and maintain between 87-92% occupancy throughout the year. Navarre is starting to become more popular and as we grow and more commercial real estate is built (Multi-Story Resort Planned...) we should continue to see a growth in visitors annually.
I am bullish on Navarre and Pensacola Beach. I think you will see a migration West from Destin and PCB into some of these quieter beaches.
Shoot me a message if you want to connect. I'd love to help you out.
Hi @Abigail Cariaga! This are is one of the best in the country for short term rentals. Cashflow is great, occupancy is high, and even appreciation has been awesome over the past 10+ years. My team specializes in helping investors find STRs. Would love to help you out if you want to connect!

Emerald Coast is the best coast :). Check out the Short Term Shop website for the AirDNA data for that area for the past 3 years and run your numbers. Linked it below.
@Abigail Cariaga Hey! Navarre Beach is a great area, and I'd definitely say it's up and coming. There are new things being built constantly around here it seems. Now is a great time to get in. Are you looking for a gulf front property or something just close to the beach? I have noticed, the STR's that aren't right on the beach have a little more vacancy in these off months. I'm pretty involved here in the local community and also a realtor based out of Navarre. Hit me up on here if you want to chat. I'm happy to give you any insight. :)

Hey Jessica. I'm looking at something close to the beach. I heard that it's hard to get an insurance when you're in the gulf front. Is that true? If I get a property off the shore, what amenities would make it more attractive to STR clients? I would assume pool or a hot tub? Thank you so much for reaching out. I already have a realtor but would love to be a part of your community. Also, do you by any chance have good handyman you would recommend?

Hi Kenneth! Thanks for reaching out. How do you like Navarre Beach? I plan to go there this month once our offer gets accepted. Any tips a newbie like me?

Hey Abbie,
Yeah, I'm sure it is harder to get insurance being on the gulf front because those properties takes the brunt of the storms that come off the gulf, but it's certainly not impossible. If you were to get a property not on the island I would highly suggest something with a pool or have one put in, that way you stand out amongst your competition. I would also make sure you have a nice outdoor living space they can enjoy.
I do have a good handyman I can recommend as well. Sending you a dm. :)

Thanks Jessica. I was thinking of that too....pool for a property. Would a spa be good too? ;-)
Happy Monday! Abbie

Hi Kenneth. Good to know. I hope it's still a good short term rental market? Would love to meetup when I visit Navarre.

I'm sure a spa wouldn't hurt...But it is pretty hot out here during the busy months unless you had some snowbirds during the off season it probably wouldn't get used too much! The short term market out here is getting a bit saturated though.... I had a STR that I had open until the beginning of this month and it was great, pretty much fully booked through summer. The end of August really started slowing down and then my calendar was completely empty with no bookings despite me slashing prices. So just keep in mind if you aren't on the island, you might really slow down in September. I only had it open since February, so I'm not sure how it is September-January is. We had an RV we were using as an STR, but had a neighbor start complaining and were forced to shut it down. :(

Hi Jessica,
Sorry to hear that. Bummer they won't allow an RV...Thank you for your honesty. I heard it can be seasonal in Navarre. I hope you get some holiday bookings though. :-)
Hi there. Anyone doing short term rentals in Pensacola/Navarre Florida? I'm looking into buying an STR there and would love to hear your thoughts/insights. TIA.

I think Navarre is going to be one of the best markets for up and coming beach towns. The bayside looks like holiday isle with multi million dollar homes with great rental potential. Gulf front homes are starting to push 4 million plus bringing a more affluent buyer pool. At the moment, I would say there is more land than homes and the majority of the homes are older builds that will be eventually torn down.
