Hey all, I am a broker and property manager in NorCal and I have a client who is interested in investing in Columbus Ohio STR... Any real estate professionals here who can 1) confirm if Columbus is still thriving for STR and 2) can help my client identify and acquire a viable property?

I've financed several deals in Columbus that surprised me with the returns there as Columbus wasn't in the top 100 markers to think of for STRs.

Depending on your buyers financing situation, DSCR loans are a great way to scale STR portfolios. We wrote a little bit about here on the Bigger Pockets blog recently as one of their Featured Lenders: https://www.biggerpockets.com/blog/dscr-loans-the-short-term...

    Is your client looking for a place to live and STR while they're on vacation? Or do they want to invest turnkey and only visit occasionally?

    It looks like the Northeast part of the Columbus metro area has very few comps to evaluate. Perhaps regulations are keeping it that way, as I'd expect more STRs close to the lake to be thriving.

    Some of the Southeast have high nightly rates, but I'm not seeing great overall revenue for most properties outside of the immediate Columbus area. It would have to be something really unique, like this farmhouse: https://www.airbnb.com/rooms/52921208

    Unsurprisingly, the best properties are northcentral, right by the OSU campus. Here's what they look like, but remember to subtract the cleaning fees from the revenue numbers (something that AirDNA does not do for you):

    Hi Noah, Columbus Ohio is definitely a great market for STR and as someone who works with a lot of out of state investors - there's so many catalysts for why you should invest here. Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy). I really see Columbus Ohio as an extremely safe bet for the next 10-20 years. Plus, there's still so many positive cash flowing and 1% deals here in Columbus Ohio.     The Short North and OSU campus is a great place for STR. I would recommend looking at 1 bed and studio units.

    I've heard (and lent) of/on some very strongly performing STRs in Columbus, OH. Also, with intel going to build a factory there in the near future, there exist some good MTR potential as well!

    I have a handful of STRs in Columbus, Ohio. I can confirm that it is a solid rental market

    We've got 6 bnb in Columbus. Here's a few points that I would consider from my personal investments:

    - Smaller units seem to perform better 1-2 bedrooms

    - Try and stand out. Fully renovated or have a hot tub. Something along those lines, I had one BNB that was pretty middle of the road and didn't do great. 

    - Stay close to hospitals or universities


    Overall I'm seeing Columbus still being a strong market for bnb though.

    Hey Noah! I analyze properties in the south eastern Columbus/New Plymouth area. What is your buyers buying criteria for STR's I can run some comps and calculators to so if I can help you find him what he/she is looking for :)

    Hi @Noah Laker,

    I'm based in Southern California, but I have started my out-of-state real estate journey in Indianapolis. Now, I have a portfolio of Short Term Rentals and Long Term Rentals. I've started looking at Columbus because my business partners have found success doing Mid Term Rentals there and the returns are solid.

    I've also helped other investors with their DSCR loans and flip projects in Columbus. Happy to share my experiences and chat with you more if you're interested.
